    Also, if you go through this process I recommend getting SEVERAL bids by a contractor before choosing one!

      Location location location. We did end up buying a fixer upper and 5 yrs later we love our house, but it hasn't always been easy! Homeownership is hard! Throwing in reno, life, kids blah it's hard sometimes! Getting back to my point we can change the paint color but not the street traffic, schools etc. Location matters!

      No baby . Get a HUD home/ hey teachers discount and the 15,000.and go to a rich neighborhood get your Dad and Mom envolved. Teachers get discounts 5ake your time heis lieing. He can buy 8t.

    I think it's really smart buying a fixer upper. That way you can fix the house up the way that you would like it. older homes structure usually are better then new homes structure simply because they are now putting new homes up with glue and tape. Older homes are way more durable and tougher then new built homes. Really enjoy watching the videos

    I'm a Howard Alum as well. HU--YOU KNOW! Anywho, I want a fixer upper but I don't really know how much it's gonna cost me so I want to say THANK YOU for filming the walk-through of this house with a BLACK contractor and allowing us to personally hear different prices for different renovations. This has helped me immensely ❤️

    12 years ago I renovated after Hurricane Katrina……HVAC alone was $7000. Your contractor never quoted a price for a new roof, soffit and gutters either…..I just think 55K was a bit too low for a total renovation. So glad you eventually found your dream home…from your videos it seems to be very strong and sturdy foundation. 💜

    It is NO WAY I would pay 100k for that house . I would definitely look at something brand new or something with less work needing to be done with the budget you have. Best of luck to you

    I purchased my first home last year and while it's an older home, the first floor was completely renovated and that was a huge selling point for me. Plus all of the doors and most of the lighting fixtures were replaced. The only two rooms that I need to renovate are the upstairs bathrooms which really arent that bad, just older. I say all that to say that it's not crazy to purchase a fixer upper if you have the right contractor and professionals to help you along the way. I wouldn't do it on my own because I dont have the skillset nor the patience.

    No. I don't think you are crazy. Amazing women always like a challenge and that's what I think about fixer uppers. It's a challenge and something that you can say, I DID THIS. I TURNED THIS DEVASTATION INTO A MASTERPIECE AND IT'S MINE. That's the beauty in it

    I have also been looking for fixer uppers in Nawlins. The problem is, in order to find a great deal, u have to be willing to spend on Inspections. They’re priced according to square footage, upwards of $350. In my opinion, this house wasn’t worth $100K. Yes, it can totally be transformed, but u don’t know what u have until u do that gut that the contractor recommended. I put one together after hurricane Katrina, and it was gutted to the studs, needed a total rewire and electrical box. The estimate was $75K with a $15K contingency. Every penny was spent. With COVID-19, I can’t find any 203K Loans either, the banks and mortgage companies find them risky right now. I wish u all the luck in finding the perfect house to make it ur perfect home. Be patient, take ur time, and HAGGLE. If u have to spend $50K in renovations, prepare to have a $15K contingency, especially in an old house. Check the comps on the best houses in the neighborhood. Try to have equity in ur fixer once its complete. Good luck, Love! 🥰

      Thank you so much for the advice & sharing your story! Buying a fixer upper is definitely risky and I wasn’t able to get this one due to COVID-19 as well! They wouldn’t give me the loan! Anyway, if I do go this route in the future I will remember that the estimate will most likely go up and be prepared for any surprises!! Thank you 💕💕💕

    Babbbbbyyyyy! The lord really works miracles! I may be too late but I would wait if I was you the lord will make something fall into your lap. My parents got theirs built up 4 bed 2 Bath we picked every color every feature everything and paying less than I do for rent. That was definitely a blessing. Although u like a project these houses may not be what the lord has in store for you!!! You’ve done the work I say wait let the lord finish it for you ❤️ and let him pick the house. 👏🏾.     I cant wait to see what you buy! Keep the faith when things don’t work out you get elevated to the next best thing ❤️. I don’t think you’re crazy the base price before Reno is really good in your area once you rehab and when things are less crazy you can Airbnb or rent a space in your home potentially so you can get a better ROI on rehab expenses

      They do go quickly! Here’s a tip: if a house you love has a pending status, ask if they will accept a backup offer. If the first falls through then yours will be considered.

    This video is older, and things have moved in other directions, but...You got LUCKY that you were denied! I'm on my second home, and some of those quotes seemed off. IDK, maybe not, but the HVAC system, for example - I guess if you just wanted to get a lower end system to get you in the house, that estimate was probably accurate, but then either it won't be as efficient as you'd like or you'll be replacing it sooner rather than later. I just got done getting a whole new HVAC system put in my small house, and it cost me almost $13k. This was a solid system, and I have a 12 year warranty on everything. I also will have two cleanings a year for free, etc. I had a new furnace put in my first home, and that cost me $6k. You get what you pay for. I was also shocked on the kitchen estimate. That seemed low, but I haven't done a full remodel, so I'm just guessing.
    Bottom line: The right thing will come along when the timing is right. Just don't allow yourself to get too eager because you'll jump into the wrong deal. Good luck in your search!

    I really like this house... I call these "grandma houses" because my granny lived in a house similar to this style. This is the style of home I want to buy. I believe that older houses have more character. I love them. You are not crazy at all.

    Sweetheart I respect whatever decision you make. Its your life and your dwbt. If you have the patience, the price tag, the money, the time, the sacrifice, the endurance, and the determination to totally renovate then go for it but i just want you to think about something. Are you prepared to handle what the contractor may NOT see at first glance which further expands the price tag. Please pray about this. Please. But whatever betide congratulations 🎉

    This house needed too much work. You can get a newer house, pay a little more and not need so many repairs. Once you fix one thing something else needs work. Ugh. Contractor work ends up being way more than estimated. I'm glad you found something else.

    That house is barely worth $50K, and you're really only paying for the land, because that place is beyond a mess. That's a scam, everything needs to be replaced.

      That’s the reason they wanted cash or a Reno loan. The bank can’t fund more than the house is worth. You could’ve got that house for 50k for sure.

    Don't buy your first house if it needs that much work other things always come up nd you wind up spending more money than you intended putting you in debt up to your neck. Find one that doesn't need any work or very little work or a new manufactured home

    Who is the contractor that you were talking to? His prices aren't bad at all. However, that is a huge project to take on.

      Hey!! I wouldn’t recommend him. He charged me $75 just to come out and do this walkthrough & he was almost an hour late. I later found out that most contractors don’t charge a fee for an initial walkthrough/ consultation. More stuff happened too but just an Overall just a bad vibe about him!

    Hey kala , you are not crazy but optimistic. In my opinion i will not put 100k in this house, because i dont think it worth it but if you do purchase it , you will put about 75k to make it your own. good luck young lady.

    My goodness, they should come down on the price. If not, then you need to spend your $50K wisely because this is a lot, lot, lot, lot of work. I wish you would consider a newer home because it will just cost you the same, less the stress and possible trouble. Hang in there girl.
