Most sealcoating contractors have very little experience with gilsonite, but it is a better product than coal tar and asphalt emulsion. Most sealcoating contractors have very little knowledge of all of the asphalt maintenance options. Every bulk sealer salesman I have ever talked to always talks down gilsonite. When I ask if they have ever seen core samples of asphalt sealed with gilsonite they always say no. Gilsonite will actually penetrate the asphalt (providing it hasn't already been sealed with coal tar or asphalt emulsion) and help rejuvenate it. Yes some contractors will dilute gilsonite with gas. But guess what, I've seen dozens and dozens of projects sealed with watered down black water coal tar. Bottom line, sealcoating is bottom of the food chain in regards to asphalt maintenance. And this contractor did a professional job.
Thanks for the input on sealer that's awesome you take the time to comment and watch my video! I really appreciate it! I will be doing some more better videos this work season coming up soon!

I can actually seal without Taping as well. Spraying has been done on residential driveways at least in Ontario Canada for well over 30 years. Majority of sealer used is oil based due to harsh winters we have some companies also offer water based sealer and squeeqy applied etc. There is a better product available you might be thinking of that is harder to apply to residential uses higher pressure sand mix (polytar) much more expensive and no one residential is paying for it at this time.
It normally doesn't do this but there was a few mistakes we made during the filming of the video. We were showing clips in sections. We are making a new driveway sealing video this week and it will be on my new channel: th-cam.com/users/doitallsealing
Hi Jeff. Very informative videos that you post and great work. Just seen this sealing post and are interested in your set up that you have on the back of your truck. Have you anymore details regarding this? Pump, motor, sprayer etc and does it make a difference whether you spray an oil based or water based sealer through your set up? Many thanks
Hey Jeff, I like how detailed and thorough you were with your preparation before applying the sealer on the driveway. Glad to see you took the time to apply the crack filler as most seal coating companies never bother doing that....way to mask off finished areas dude. :-)
Is concrete sealing common amongst residential and commercial clients in your area? Concrete’s expensive to put down but will last much longer with a good water resistant sealing on top that keeps it from cracking or eroding any earlier than it should.
Hey Jeff do you thin out your oil base sealer? If so how do you cut it, I am curious because I was always a water base sealer kinda guy but I switched to oil base recently. Let me know.
Thanks for watching! The set up I have currently is a 100 gallon tank with an Albion pump meant to spray only oil based sealer. These pumps and set up are locally made in Cobourg ON and are one of the most popular set ups.
Whats an experienced professionals opinion on using a pressure washer to clean the driveway? Maybe instead of brush and leaf blower. Or in conjunction with leaf blower to dry the water a bit faster
Pressure washing is always the best option however if you are sealing right after you will have to wait till is dries to seal it. I have many home owners that pressure wash or even use a hose and wash down their driveway prior to me showing up.
I will have to look into that for you. I know each city or state where you are uses different sealers. There is a huge facebook group for sealing and has all kinds of information there. I will see if I can find out that for you.
Yes it sure does its just like the ones that are sold in most of our stores here. There is a newer product than this one I will be using starting next year. Most of my crack repairs jobs though I do require Hot Rubberizer.
Interesting. Never seen it sprayed-on before. Looks good. Wondering how long that lasts compared to squeegeeing it. (Btw, I like the Canadian “a-yout.”).
Driveways you normally get about 2 years protection value most clients seal every 2 years some do every year. Squeegeeing your getting a thicker product no doubt about that. Most of the applications done here even on commercial properties are sprayed. Some sealers are using a poly tar mix which is mixed with sand. That application you can't spray on a driveway the pressure is too high and the spray width is huge. You gotta love our accents Eh! LOL
@@JeffLepard seal master had drivable seal coat tanks that are made specifically for squeegeeing, it sprays with sand in tank (nozzles are bigger for applying sealer ) and has an agitator that keeps the grade 5 sand from settling
Someone came to my house and spray sealer on my driveway. $300 for a 15x30 but I notice that he run out and went and refill. My ? Did he refill with diseal
If someone uses diesel you will smell the difference and it will look a bit brown and the sealer won't dry properly. Hopefully no one is using that in their sealer.
Nice clean but u have to clean with soap any oil stains ,because it repels oil ,so that means it won't adhear to any oil stains and it looks spotty on the finish
That is true. Oil will penetrate everything. Since we are using an oil based product we never use water or soap on the driveway otherwise we can't seal it. Most of my customers will wash their driveway before I show up to seal it so it's nice and dry for us. If the driveway is too badly damaged we will offer to repair the area otherwise there wouldn't be any warranty on top of oil.
I've been sealcoating for years. I would like to warn people that thr sealer plants have multiple types of sealcoat and some of which will give your skin terrible chemical burns. Wear protective equipment, we used to spray coal tar and would wear a spray suit, a spray sock for our face and clear safety glasses.
There are so many types of sealers out there and some more harmful than others. Either way you are correct you should always use protection especially breathing!
I get them from my sealer supplier but there are other places you can get them. I even heard princess auto carries them. I will check that out tomorrow for you. Where about's do you live?
Ah ok! I believe Princess Auto sells them if not I normally buy mine when I fill up sealer in Mississauga from Ashphalt Sealing Supply Ltd. The guys name is Gill his number is: 647-309-5590. He has different sizes of those tips you can use. For parking lots I normally use a bigger tip like a .4
Ive used multiple brands and types, but no sealer has held up like Brewer Cote sealer. Have one jobs i used pull method on the brush and tampico head and that drive looked as good 6-7 years later as it did after i applied it. It also used up lil over two times the sealer as normal. Nothing is wrong with oil based sealers they are actually better for up north in Canada , Alaska where cold is longer and harsher, they are less good further you go south. In the south i found Asphalt bitumen based sealers are better and in the middle 70 % coal tar does it best. Sealer can be sprayed to be actually as good if not better than brush applied but you wont find 1 in a 1k companies able or willing to do it.
I'm always interested in knowing the different sealers people are using out there! I agree different sealers will perform differently in different weather and environments. Some sealers up here are using a PolyTar which is agitated with sand. It apparently lasts longer however when you line paint on top of it you can only use water based paints and the paint will only last about 6 months. I've never used it though.
@@JeffLepard when striping with water based if want to last you need to work little harder. Stripe the lot out with a light coat, then go back over it 2x more. Wait till fully dry before each additional coat
Depends on where abouts you live it varies in pricing and depending on the type of sealer used. Residential you can charge either by sq' or a standard size. For example in Toronto a standard size driveway (2 cars) avg is about $150 with no repairs. Crack repairs you can charge anywhere from $1-2 per foot on avg.

Should have pressure washed it to do it correctly. Any oil spots should have been cleaned with dawn dish soap and water. Hope the home owned didn't pay you much!
Your redicules ! You seen somebody on youtube pressure clean a driveway before sealing it and now you just think thats the standard. Enless a driveway is heavily compromised with oil you dont need to pressure clean it.
Thanks for watching! If I wasn't doing my job correctly I probably would be out of business but I'm still in business for over 16 years. If a driveway is in need of pressure washing that would have to be done long before we arrive since we are using an oil based sealer the asphalt cannot be wet. The home owner can choose to prep that before we come or if they want us to do that for them it would be done prior to a sealing day at an extra charge. For a standard 2 car driveway if a sealing company had to pressure wash and seal every driveway they would be out of business in no time. For the time it takes to pressure wash 1 driveway with set up and packing up I can have 4-5 driveways sealed by that time. Most driveways I come across may only have minor oil stains. Thanks for the comment and thanks for watching.

Your redicules ! You seen somebody on youtube pressure clean a driveway before sealing it and now you just think thats the standard. Enless a driveway is heavily compromised with oil you dont need to pressure clean it.
And on top of that hes using oil based sealer you moron. Any oil is om the driveway is not gomna effect oil based product
Idle that machine down it still spray the same! Wtf.
