    Definitely needs scrubbing in all areas. I can tell it's been downsized, by addition of unnecessary walls and toooo many doors. The sun above is causing disruptions in my getting all of this show. And Your voice is crackling. I'll have to watch this more than once to get it all...e

      Some people like a project like this, and the owners have just received an offer of ZAR 2.3m for the property which they have accepted. It is a buyer's market, and when you believe that the downturn in prices will lead to a rise in prices in the next year or two, then it is now the time to buy. When you have renovation or building experience, then this could be an opportunity to make a profit over the short to medium turn.

      Hi Gail, I just got an offer today for ZAR 2.05m. The sellers turned down an earlier offer of ZAR 2.25m. I've been unable to do better than this earlier offer and will try to convince the owner that the time is right to accept that price. It is the position here that adds to the value of this property.       Thank you Evelyn, I'm also confident that the blue house will be snapped up out of the blue. But today is a grey day in Cape Town, rain and wind and the first signs of a change in the season as we head into fall and winter :)

      @TheWernerSteyn O, that's right, you're leaving summertime and flying heading into fall and winter. Just a few minutes ago, I saw the eclipse, take us from summer bright to summer dark and eerie. But, now, is all over. Next eclipse will be in 2044.

      Thank you for your message. I've been in contact with owner about cleaning up the property on the inside and outside, they've given me the go-ahead, and the first viewers will arrive at a more presentable property in the new week :)

      I'm looking at offers. It is a buyer's market at the peak. A mansion 50 meters away recently sold for ZAR 6.5million..

      @@TheWernerSteyn A buyers market at the peak? So that means that whoever buys this place will never get his money back. R2.5m for this place is disgusting. 1.5m max. Besides that, the crime in OBS is crazy high. Goodl uck selling the place though. I feel sorry for the people who put in a offer.

It has been a buyer's market for a while now, and what I mean by 'at the peak' is that within the next few months, prices will start to rise after years of decline. It is therefore an excellent time to buy, as the value of your purchase will go up and you'll be able to sell at a profit for a change. Property values in this area has fallen since 2018. As for the crime in Observatory, you must have moved out of the area as the picture here now is completely different from what you pictured. OBSID that manages security has so much more resources now with all the income generated from levies on apartments in the new complexes that spring up all over the area, that you will notice security personal at almost every third street corner. I've been living here for more than 20 years and there has never been so much visible policing as now.
