    Land with conservation easements is a lose lose situation . If it is not a very very good price it ties your hands on improving your land . I see ranches with liberal conservation easements in Colorado selling for the same price that properties the same size without conservation easements. Anyone that buys those properties is and idiot . I seen one 4400 acres all but 50 acres was under a conservation easement and they were asking 14 mil for it . That should be against the law , worse yet the building envelope was in an area with no trees because the previous owner cut them all down .
    This is something I have been seeing a lot . People buy land , cut trees on 1/3 -1/2 the land , then put conservation easements on the rest of the land and part of the treeless land , they wait 10-15 years of enjoying dirt cheap taxes and put it up for sale for some inexperienced land buyer to buy it for full price . Very shady .

      my experience is a 270 Arces lot of wetlands an am thinking their is not enough birds to justify that size of unusable land

    Sounds like you might be able to get a bargain on the land if it’s in an easement!

    You don’t own land, you rent it by paying taxes on it.

    Pure waste of $$ if you plan on building or even 4 wheeling 😢. Beware of karst topography, land can look good but you can’t do anything with it. Before you buy contact government authorities. Don’t trust any real estate salesman
