  • I have been telling people that the best place to invest in San Diego Real estate is West Chula for at least 5 years now. The bayfront project will accelerate my thesis, which was simple, there is nowhere else in San Diego county real estate where its cheaper to be West vs East...eventually, the market will correct this.     Thank you Kevin and Derrick for the video. Just a few more points I'd like to add:
    - Gaylord Pacific will have a convention center, food, lodging, transportation, and entertainment all in one package. It'll be like a cruise ship that's not moving. Their bread and butter is stealing conventions away from nearby cities. They'll also have a shuttle bus to take people over to Third Avenue area and a water taxi for the bay.
    - Yes, the RV park and trail are completed. But coming soon is the Sweetwater Park next to the trail and the Harborside Park with a small beach.
    - Soon there will be super fancy condos at J Street. That project is called Amara Bay. It's a full-service resort-living type of deal.
    - These bayfront developments have already triggered other projects nearby:
    -in-n-out at Coronado Ave
    -chick-fil-a at Chula Vista Center
    -another RV park project with small cabins and three hotels at the southwest corner of National City at Pepper Park. One of the hotels is 11-stories tall with the top being like a banquet hall with a viewing platform.
    -some fancy "five on one"s at H street and near Third Avenue.
    -This one will benefit the region: Tijuana Airport is almost finished building a new international terminal with a no-man's-land. Their goal is to have seamless transition from the CBX bridge onto Asia and Central America flights. They want to compete with LAX.
    Lots of great things are happening in Chula Vista, and the south bay, despite a comment below. I'm sure all of those companies have done their homework before betting billions and millions. ;-)

    Don't forget about the people of West Chula Vista. It's a largely lower middle class to middle class area with hardworking folks. I don't want to see people pushed out.

      Yeah a lot blue collar and low income people are going to get pushed out. I grew up in west cv and im going to miss the old marina of my childhood.

    Bayfront project progress like winter molasses, fusion power. The trolley should be extended to IB for sure. The view from J st the Tia Juana bull ring to point loma is panoramic...

    Hopefully this project will gentrify the area. Way too many mobile homes and worthless car dealerships. I’m fortunate to have bought a newer build townhome in the area. Time to get this ROI for risking to live in the ghetto.

    So, I stumbled upon this video by accident and I gotta say there is some important information being left out about West Chula Vista that should be addressed to future homebuyers/investors.
    -First, the homeless population especially at/near the bayfront and throughout the city has been pretty prevalent especially in recent years; I don’t see that going away anytime soon even with this project. Since the west side doesn’t have a lot of gated communities and has a lot public sidewalks through neighborhoods, don’t be surprised when you see extra neighbors hanging around the block.
    -Much of West Chula Vista neighborhoods, even close to the bayfront, are pretty congested when it comes to parking, so if you don’t have a big enough driveway or designated parking for the family, good luck finding parking, especially at night.
    -Don’t get me started on the traffic, the 5 freeway (next to the bayfront) can be a real nightmare during peak times when people traveling to and from the border, especially when an accident occurs. Aslo, the off ramps on H St (which leads to the bayfront) is already bad enough at times with backed up traffic, I can't imagine what additional cars heading that way will do.
    -We have two older hospitals in Chula Vista with emergency departments (one of them got a facelift recently). They are not bad but they can get quite busy with long wait times since they serve Chula Vista in general (which is a large city) and the other surrounding cities.
    -West Chula Vista is no stranger to crime like drugs, theft, shootings, street racing with obnoxiously loud cars, car break-ins, property damage, etc. But just don’t take my word for it, just type in “Chula Vista News” on TH-cam or look up on google to see what’s up.
    There is a reason West Chula Vista has been off the radar until this project brought attention. This new bayfront project will be a new addition to the area, but I don’t see any of these issues being fixed with the placement of a resort, new business space, and new condos especially with the surrounding cities.
    Also, a good chunk of Imperial Beach is more or less the same as West Chula Vista in regards to crime, homeless, and traffic. Although this little beach town is unique with frequent ghetto birds (helicopters) flying around giving announcements of suspects at large & missing individuals, late night fireworks being set off at random times, and polluted ocean water at times (thanks to our neighbors in the south), it can be shocking to newer residents.
