    Have to disagree with your statement how large cooperations will not invest in houses. I think they are more likely to ensure houses are to standard and have the funding to do so. I have heard so many stories of private landlords not keeping their properties to a high standard and the Tennant not having an option but to stay put. Large cooperations would not risk bad press over poor housing standards. Personally I think housing is not a commodity and hope this government ensures all renters the right to buy helping those into securing a home for life. With more larger cooperations in the game, there is more likely to be regulation to make this happen more easily.

    Your wrong !
    I said it years ago small private landlords have been pushed out and corps have muscled in.
    As you said the larger you are the less likely a small number of issues will even make a dent in your finances.

    So just invest in these corporations or REITS simple, liquid and far less hassle.

    Hey, I’m considering selling my own house (then move in to a rental property) to release £150k and invest in student HMO’s, around my area you can invest around 150k including deposit, reno, stamp and fees, then remortgage leaving 50k in the deal. Would you say now is a good time to execute my plan? I feel like I should start before interest rates come down possibly pushing prices up again. I already have 1 HMO and a holiday let but would like to start to build up my portfolio faster. Would love to know your thoughts!

    Some landlords might be 'nice guys', but the landlord-tenant relationship shouldn't depend on your landlord being a nice guy. Housing is important, access to it should be guaranteed, and the market should be tightly regulated in order to respect people's right to a safe place to live and the continuity of the home. If the rules are right, and everyone can be assured to follow those rules, then why should a tenant care whether they are paying the mortgage of an individual landlord or paying dividends to a private or publicly owned corporation?
