    Always great info TB, I just returned from the Waterfront Inn on Thursday night. I've been down several times this summer activity looking for a home. Hope to be down fulltime in May 2024. Keep up the good work, I always enjoy your videos.

    We just bought new in Newell, and we were prepared for the bond. What we weren’t prepared for is the interest rate, which is proposed to be just north of 5%. And being front-end loaded like a mortgage, it’s mostly interest the first 10 to 15 years. I could leave all that too!

    Appreciate the honesty in both good & bad . We’re almost 20 miles north of Boston & gas is creeping up and currently $3.79 here . Hopefully permanently down there within 6 months. Thanks for the content 👍

      like any where else, you have to take the good with the bad. Gas is averaging between $3.69 & $3.79 here, not great! ;-/ PS as Jerry and Linda would say, "See you when you get here"!

    Thanks for your honesty as always. We purchased a 3 yr old Block CYV in Bradford in May, paying about 2K which includes $300 for sink hole coverage. Gas in NJ also getting close to $4.00.

    I know that the insurance is very high in this state. I moved up here from Englewood Florida north of Venice. I was pretty heavily insured despite the thought that the area I was in never saw more than a CAT 2 hurricane. When Ian hit our house I was pretty glad that I was over insured. What hit Englewood was a CAT 5. My insurance covered everything and truthfully I got back more than I paid in that first year that I was there. So here in TV though I am in a flood zone X I have flood, sink hole and hurricane insurance. I had no problem insuring my Solar System, but I was surprised that the lightning protection system I put on my roof made no difference in my insurance cost.

      @thevillagesdeluna Idalia is coming. I pray it's not going to get as strong as they are predicting. And that it doesn't vere off to the east again which is what Ian did. Looks like it's going more towards the Eastern Pan handle at this point anyway.

    Regarding homeowner's insurance, one Village TH-camr said he shopped around and found homeowner's insurance for less than $1,000 for a $400K block & stucco home. Another TH-camr said his homeowner's insurance went up about $100 for the year, and he was good with that. Maybe the key is to shop around for homeowner's & car insurance. Regarding the bond, if I do buy a home in The Villages, most likely it would be a preowned home north of Lake Sumter Landing. Those homes either have the bond paid, or a low bond balance.

      Appreciate your input lauralampe1664, there are always options to shop around. The trick is choosing which coverages to tweak in order to pay a reasonable price. Of course this is an individual choice and you need to be comfortable with the risk, liability factors. Thanks for watching!

    I have seen a handful of videos on insurance from villagers, and common theme seems to be dont use the villages insurance. Have you shopped around and found the same ? or just havent been there long enough to dig in. Wife and I are looking to life style visit in March 2024 and doing our best to "check things out before hand" on topics like this. Thanks for sharing your videos. We have taken a lot of notes !

    Great video as always.
    We own in Citrus Grove but currently reside in California. I’m a firm believer every state has positives and negatives and I own in 2 of the most beautiful states in the union.
    My take on the bond, pay it in full if you can, don’t waste money on interest.
    We too have a Nova filter, it’s a winner.
    If you pick a lot and build like we did in. 2021-22, we designed our kitchen and bathrooms etc. and you can pick refrigerators etc. we also opted for a range credit and installed our own. There are ways to get around things if you build.
    Overall the Villages is exactly as advertised so do your due diligence and make your own decisions.
    For us it will be our dream retirement and we have no regrets!

      I also bought a new home in DeLuna. But I did not build because I needed a veranda for my 2 small dogs. I would have loved to pick out my appliances because I hate the refrigerator I have and I will replace that at some point. I also will replace my range which currently is gas and I know everyone loves their gas ranges, but I find it too hot to both cook on and to cook in the oven.
      So I have a designer spec home and I have so far replaced all the lighting because I hated it. They were all black mesh and very masculine which I am not. If the hurricane season turns out to be a bad one I will probably replace all the windows with impact windows also. I have a lot that is large and if I want to put a pool in I can and may at some point. But I love my home and I love the layout. All the rest I consider cosmetic and changeable.

    I agree with you on the ease of entering the neighborhoods with the red button on the gates. I do believe that they do at least video (or take a snapshot) of each and every vehicle going through the gates.

      My friend who lives in The Villages says a camera takes a photo of the license plate when a car goes through a gate.

    I have heard from other videos if you comparison shop on insurance a much better rate is relatively easy to find! Have you tried checking with other insurers?

    Was surprised to hear you mention insurance. I live two streets over from you and my home insurance went down $150. We also have one car, and pay $1400 a year. Not sure about the Villages insurance company, but I would shop around. You are definitely on the high side for paying for insurance. If you want to see our coverage just let me know.

    Being of Mexican Heritage with half Asian grandchildren, I can tell you it is only white lberals who would even mention "diversity" as an issue. The Villages is the most welcoming place to everyone no matter who they are. If certain people choose not to move here, who cares? There is a word for people who worry about skin color, and there is none of that in TV. If you want Diversity, go back to the northeast. As far as insurance, it is a bit higher than up north, but you save 10 times as much in Taxes, so who cares? You are still way better off.

    I have heard there's approximately 177,000 citizens in the Villagers? Not sure how true it is !!!
    As far as shopping , you mentioned, what village is close to it ???
    You mention refrigerator , and spending $$$$$ for a home, I have to agree with you.
    That's like the homes in my region , since 2021 - present, new homes in this region jumped up from 180K to $480K , my point is , the homes size etc , has NOT changed and now the homes prices went up over 2 1/2 times or more. They are so basis, nothing fancy.

      I think that number is a little high. But you have to remember The Villages covers 3 counties and is about 14 miles long at this point and growing. I am also in DeLuna and the Villages close to us are Fenney and Marsh Bend.

    Gas prices here in Massachusetts range from $3.70-$3.90 and still going up.

    Insurance companies are starting to not cover Hundai and Kia. You might be getting a surcharge for having the car that you do.

      @@thevillagesdeluna I’m just speculating, as I was an insurance adjuster for over 20 years. My guess is that they probably have paid out too many claims that have had serious bodily injuries. That’s usually one of the factors.

    Hi TB. I always enjoy your honesty with your videos. I feel your frustration. The insurance was a major issue for us and that’s why we’re no longer considering moving to Florida or TV. The realtors in TV deceive buyers and push you to sweep concerns under the rug. The houses are not that appealing either. For the money you pay, the houses are cheaply made. We decided to stay where we’re at and just enjoy traveling. DeSantis has done nothing to address the insurance crisis. Makes you wonder what kind of president would he make if he can’t handle his own state. Thanks again for a great video. 🙋🏻‍♀️❤️

    My home owner insurance went up $80 a month. ADT security told me it would help lower cost of my insurance, I called them and told them about my insurance going up. I don’t even use the security system told them I should cancel with them because it didn’t help with the cost of insurance, they to.d me it would cost me $900 to cancel so I’m stuck until 2025. Scam

      They said I was under a 3 year contract the salesman never mentioned that they said it was in my policy
