    could you explain please why there is such a difference in average sale price and average listing price? Does this mean properties are often over valued?

      The difference between average sale price and average listing price can be due to various factors such as market conditions, negotiation, and property condition. It doesn't necessarily mean properties are overvalued, but it's worth looking into the specifics of each case. Some months too there are more high priced listings and lower sales and others lower priced listings and lower sales so that changes the averages.
