    Beautiful, but too small for the price point. So many features that a larger home would give you for this price makes this a $3M home to compete. I surely hope that those lighting fixture/hardware costs are pure BS as nobody would pay that much in their right mind. Ah, no! Quality, yes; price gouging, not so much!

    Came in just below mansion tax. Assume the furniture can be a separate transaction after closing so as not to be included in annual property tax calculation.

      @@angelinacisneros7831 you have to pay property tax every year so they take what you paid for the house and add 2% a year, vs sales tax you only pay once. So if you don't include furniture in the house purchase price then it lowers the lame property tax you end up paying every year for the rest of your life or until you sell. They assume it appreciates which homes do unless of the unlikely event it goes down. They don't care if the furniture becomes worthless.
