I hope you can tour a lot of different units within this building, I've seen them online, and they look a lot more modern without all the hoop la and they dont cost tens of millions of dollar's would be interested in watching that, we'll catch you on the next video

This is a lovely home. Definitely not for everyone because the decor is very traditional and elegant. Personally, i prefer ultramodern, but i can definitely appreciate the craftsmanship that has gone into creating this masterpiece! I hope you're able to close a deal on this home Chakits!! 🙏🏻🙏🏻🙏🏻
I wouldn't say this home is "traditional." More like antiquated, archaic, obsolete, old, out-of-date, or outmoded.

Queens Ridge place is really nice but the finishing in the lobby and others are going to be dated really soon. There is a better unit on the first floor you should show. That one is really nice.

Unfortunately, this is one of the worst investments. There could be my parents owned in this place on the ninth floor after 13 years they got back exactly what they paid between the homeowners and association insurance and the monthly payment they were paying over 20,000 a month and that was back in2009 2010
wow. It does seem like this would be a net loss, but it all depends on when you buy in and how much the value goes up over the years.
@@Zalen88 unfortunately there is no real price point on these things is basically SMU shit made up my parents bought at the lowest time in history in Las Vegas, which was during the crash unfortunately this building is incredible without a doubt, but it is one of the worse investments, it is only good if you plan on living here forever, and even at that you continuously have a gigantic mortgage even if you have your house paid off the HOA is like over $3000 a month plus your homeowners insurance is like 4000 a month let’s say you don’t even have a mortgage right there alone between your homeowners insurance and your HOA you’re almost close to 10 grand a month for what a gigantic building with no backyard if that’s what you’re looking for do it a lot of my friends of my parents live here very wealthy and they don’t want a home. They don’t want backyard. They don’t wanna do any maintenance. They just plop on the couch and they got millions in the bank so they don’t care, my parents through hell trying to get rid of their property. It took forever to sell and they just broke the stats on this building. Unfortunately, nobody really makes money on these properties from the time they’ve bought it. They ask really ridiculous prices and these property sit on the market for years, but reality is market rate being close to 8% with an 800 credit score you’re looking at a gigantic mortgage payment on this property. You’re looking close to 50 maybe 100 grand a month with all the HOA homeowners insurance which is gone through the roof in the city, especially the HOA I think on this one I might have to look it up but it’s almost 5000 a month. It’s just a ridiculous payment $12 or 11 1/2 million whatever it is you’re looking at a gigantic payment even if you’re stupid wealthy, you have to put down at least 30 or 40% and you’re talking about a super jumbo loan, good luck there’s a reason Chuck is showing this because that guy needs audience because Chuck sells homes. Unfortunately this property been on the market for years without a doubt. It is exquisite lot nicer than my parents was but you’ll never get back to what you put into it ever, the end
@@Zalen88 The problem is that the building architecture (interior and exterior) and this unit is particular, is ridiculously outdated, and looks more like a museum than a home. Modern style luxury homes at this price are selling like hotcakes in Las Vegas. Even in condos, like the new Four Seasons Private Residences in Henderson, the modern designs are selling well.

@@scotttild I could probably live with the lobby, but couldn't live in the condo unit 24x7. Nice place to visit, however. Sort of like visiting a museum.

Rich people like to buy these kind of places to have in their portfolio and once in a while vacation home.
Ostentatious, oppressive, and I can’t believe that anyone would want to actually live in that space. The acoustics of all that marble and stone is horrible. I doubt that much of it could be changed even if someone wanted to because you can’t just take a jackhammer to a high rise building like that.
