Embrace Wyoming’s cowboy culture or enjoy a scenic retreat in Wyoming’s high plains with views of the rolling foothills beyond. This rustic 160 Acre property in the high plains of Sweetwater County, Wyoming with No HOA or HOA fees and exceptionally low property taxes.
This property offers room to roam. A checkerboard of publicly-accessible BLM land surrounds this property in addition to contiguous BLM land to the north.
Most of the surrounding BLM land is open for ATV adventures, dispersed camping, hiking, biking, horseback riding, wildlife viewing, hunting, and fishing (if a water source is available). Stargazing in the Cowboy State is unparalleled. The Milky Way seems close enough to touch without light pollution hindering its brilliance. You can find more Wyoming BLM info and office contacts here.
Known for its prosperous ranches and expansive farmland, Wyoming still stands as the least populated state in the US, meaning more space, freedom, and privacy for the residents who call this state home.
Almost half of Wyoming is protected and uninhabited. According to the Bureau of Land Management, “The BLM manages more than 18.4 Million Acres of Public Lands and 40.7 Million Acres of federal mineral estate in Wyoming. BLM-managed lands in Wyoming contain world-class energy and mineral resources that are crucial to the nation (BLM).” The BLM promises to protect and “manage these lands for today’s enjoyment and the benefit of future generations (BLM Wyoming).”
Pair that with 12 breathtaking parks like Yellowstone National Park, and this State has some of the most pristine and natural beauty in the nation.
Accessibility
There are 40 foot wide Easements that connect to County Road 67, just over 1 mile to the East.
The property has two-track road access which connects to Tipton-North Road (County Road 67) 4.4 miles to the northeast. County Road 67 connects to I-80 21.5 miles to the south. Take the interstate west into Rock Springs or east into Rawlins. Both cities have restaurants, grocers, and professional and medical services available.
The property is also about a 5 hour drive from Denver International Airport.
Wildlife roams freely here in the high plains. Mule deer and pronghorn antelope graze on native vegetation; you’ll see their tracks throughout the property. Majestic bald eagles soar overhead, looking for small prey on the plains.
Wyoming is home to a variety of wildlife inhabitants. In other parts of the state, big horn sheep, mountain goats, bison, mountain lions, wolves, grizzly and black bears, elk, and moose mark their territory in the mountains and foothills. Apply for or purchase hunting licenses here.

Water and mineral rights?
, Thanks
Trump should buy it
Water rights? Electrical? Taxes per year?
@@badburrito-ti5wr water rights? electrical? my man, you do realize, ure looking, at a, fucking, DESERT!!!!!
Ok
Dollar General missed this spot? Someone should be fired. 😂😂😂

🤣🤣🤣🤣
Facts bro 😂
I railfanned west of Altoona, there’s more dollar generals than there used to be PRR signal bridges now!
I have been in Wyoming when it was 72 degrees below o!
If you’re trying to sell, the last thing I would EVER mention is blm
Now it will never sell. Blm members have no money 😢
What is BLM?
Never had a problem with blm
@@georgecrawford6869 Bureau of Land Management - the Federal Government.
It's actually a selling point, whatever part of your property borders BLM land is guaranteed to never have neighbors there.
What a wonderful sepia tinted hellscape.
Wyoming winters are lovely 😊
No water or mineral rights I assume.
No water to have rights to lmao
@@ashleyy6329underground...
Gold
it's in the middle of nowhere and is dry scrubland.
No building rights too ;)
WY has a very high suicide rate and it’s a very isolating place ! It’s beautiful to visit but living takes a special kind of person!!!
All THAT in the Middle of nowhere, no power, NO water, no people and NOTHING to do... What a buy!!!😅🤔
Should pay someone to take it. Absolutely, worthless.
Shit sounds good to me
@@toddgittins5692lol you people have no idea
@@Spoons7414 yeah, I do. That's why left my comment. I've lived in 5 Western states, for my job.
This is what I would expect to pay in a remote area. I saw 11 acres in rural TX ASKING a million+ WtF!
Woopee, rocks, weeds and wind!
and -38 during the winter
Skinwalkers included!
And diamonds
@@ORDEROFTHEKNIGHTSTEMPLAR13 land doesn’t come with mineral rights lol
No. Land. Do
From the map shown about 1/3 of it is usable as the rest is river bed with the easements to the highway going through one of the river beds and would require immense expense to build a culvert bridge.
The expansive landscapes of the American West! 🌵🏞️
Don't tell Oprah
winters there are lovely
No water No power No Store's for food ....it's all off grid. Remember that when you pay only 375. A ach
Great place for a train station

Good one

That's an awesome price for that acreage. Be a worthwhile investment.
Not where and how far power and water are in proximity
@@allenjohnson4462power is irrelevant - retrofitting a property with solar is complicated but building from scratch with it isn't. Water may be more problematic, but not impossible.
Then you should buy it.
Should be $37 an acre.
Maybe that Volcano up there is gonna blow up?
Ridiculous!!! 😂 I've got 2,500 acres there I'll take $150.00 per acre!! And it's river frontage threw most of it!!!!😊

Ummmmm we need to talk like for real my friend...can you please tell me your not joking at least
Looks like desert
If this land has Location Features Like;
" hospitals,shopping, transportation ( as in
nearby airports ), " And Water & Mineral Rights,
it would be close to Ideal for the $ 60,000.
price tag !
Undeveloped, no water, no electricity, no road. And good luck getting a well permit. If that's what you want to deal with go for it.
If I own the place, then I have the say so of what happens on the property. If I want to drill for water then I’ll drill. My land, my rules. No one is going to dictate what happens on my land but me.
If I have to get permission to do something on my own property then I will not buy it.
Can I buy like…3 acres?
I’d settle for one, but.,,
Hit up blm they’ll take money for anything
Do you know that you don't actually need to own a farmland to be able to earn money from Agricultural Investment. Have you heard of Argo investment company, you can invest into their own farmland and they do all the dirty work and you earn profit from that.
You really don't want just 3 acres of land this harsh.
It takes a lot of ground to collect precipitation for the areas you will use.
@@priestesslucy3299 Do you know that you don't actually need to own a farmland to be able to earn money from Agricultural Investment. Have you heard of Argo investment company, you can invest into their own farmland and they do all the dirty work and you earn profit from that.
@@priestesslucy3299 You can either invest into their poultry farm, livestock farm, fishery farm or the Crop production farm. And i can vouch for them, they are very good in the field of Agriculture.
Can u consider $50k firm Cash deal.
Pl. Lmk
If i lived in america id make a little village here just like where we live now
Courage the cowardly dog lives a few feet away from here. Expect peculiar visitors
How far down do i drill for water? Is there access to electricity, or do i need a generator? Where is the closest Walmart? How.about a gas station location?
At 375 an acre, you'd be sourcing your own oxygen in the atmosphere.
My guess would be off grid solar and homestead.
If you have to ask, don't buy that land.
You're not guaranteed to hit water. Somewhere on the 160 probably connects to an aquifer, but is it worth it to keep punching holes in the steppe to try?
There are people in Arizona making rainwater work, it's totally doable here as well.
Ha, ha. That's funny. You're on your own.
30k and you got yourself a deal
🚀 🤠
Land with no water really makes it difficult to live on.
Get creative. As long as it’s allowed and you have the resources, you can always manage to find some water. Yes even in the desert.
Check with John Dutton first.
Nearest gas station 210 miles. Do the math, you’re going to need a bigger tank
I have an electric car that I charge with solar.
A big patch of NOTHING? For $375? Wow what a steal
What are you going to do with 160 acres of desert? And in the winter.....it freaking COLD in Wyoming 😂
Ride bike to easement hike 2.miles to car parked county rd.
That’s the type of property you will get LAND LOCKED On. Did you see who owns around you.
No water rights no mineral rights no access make sure you check for unpaid taxes etc. etc. it’s basically a scam
@oneanddonetzone3673
There are easements in place.
You can apply for a water well permit.
The mineral rights are still owned by the United States of America or one of the Railroads for a majority of properties in this area.
The property taxes are paid and are minimal.
So what is the basis of your, "it’s basically a scam" comment?
Please elaborate.
Thank You & God Bless!
@@LANDIObecause land in the middle of nowhere with nothing near it in the desert that nobody wants?
What is the main draw?
No water, no roads, no electric power, no fencing.
Cost to construct a 1-mile Access Road w drainage structures costs over $100,000 (this is $40,000 more than the purchase price of $60,000. !!!)
Cant run cattle on this.
Are there Mineral Rights?
Oil or Lithium potential?
or
... just coyotes & rattlesnakes?
Looks like it’s in the middle of no where. Seems like it would be costly to build anything out there. Who would go out there every day to build your house.
2x4 would be $20, by the time you got it to the build site.
Thanks love it keep us

Haha How are ya Fat Albert
Does it have water rights? If it does I will buy it.

Why would you subdivide?
It should be $1 per acre

Definitely not farm ground

It’s a desert people. And around 7000 feet above sea level. It is wind blown with around 70 mph winds year round. Very cold in the winter and no one would want to live there ever! Well maybe the antelope would. Ha ha. It’s over priced for desert land.
Too much !!!!
Is there water on the property by drilling or any other method? What are the building restrictions? Gravel roads to the property?
You keep it

Yes - but Wyoming. Even as a Brit that sounds about as attractive as a nice 160 acre plot in Western Sahara - or South Sudan - or the Lut desert in Iran, perhaps?
