nope not true, it's easier to design smaller space as usually the choice of arrangement are pretty narrow. large space are harder as there are pretty much endless possibilities of design.
Love the mezzanine study room with clear glass windows peeping into the living hall. Great for visually connecting family members who spent too much time on computers and work.
Really made good use of the space and I think right balance between luxury and comfort, classy. And also not going too overboard. Love the natural light.

alex, it would be helpful if you talk more about the design brief, budget & client profile like age group, whether there are elderlies or infants, domestic helpers to maintain the property, including where to iron the clothes, etc. in the double volume area, how do you maintain & clean the tall curtains, glass, cobweb, or change lightbulbs? surely it is better to keep the basin inside the toilet so that you clean your hands before touching the door handle on your way out? the smart glass is too expensive to not only install but more importantly to maintain as the clear mode is actually consuming electricity. the power is turned off only when you switch it to the frosted mode. bathrooms shared by a couple should have privacy when using the wc & not be displayed like a shop window. the glass door at stairs landing keeps the entertainment area's noise from disrupting the rest of the home but ironically not the adjacent bedrooms which need silence even more for sleeping.

To be honest, there are too many variables to just quote a figure. Different levels of material used will greatly affect the price. And these prices fluctuate.
Perhaps it’s a cultural issue, but it feels as warm and inviting as a high end hotel suite. I love spending a few days, maybe even a week in one, but I couldn’t feel comfortable living in one.

This is certainly not true. Recessed lightening is being used in modern apartments all over the World.
all the top tier new apartments in Seoul, LA and San Francisco use recessed lighting now too
