    For new build I had get only one valuation ! which is after build

      Nice! Unfortunately I bought mine when it was ~75% complete so the bank requested two, huge extra cost!

    Hey mate,
    Thank you for all your videos! Especially the ones about buying a first house. It feels like you live in Whenuapai :) If so, do you like this area and what do you think about Fletcher's quality? I'm asking because considering this area to buy my first house in Auckland but I don't like the fact that most developers are still asking for a year ago prices when they were at their peak.

      Hi Airat - appreciate the reply! Whenuapai is a great area, it is very quiet and master built unlike the neighbouring Hobsonville Point which has countless developers. The quality is great compared to many other homes I've seen, in terms of wear and tear the house is still just as immaculate as when I moved in. With inflation still running hot, the price of materials are holding up I guess. Many developments I've seen coming up are definitely getting cheaper, Fletchers seem to be ~$50k lower than they were charging a year ago. I know non-Fletchers stuff out towards Red Hills / Massey / Henderson are cheaper too. There's some great kiwibuild stuff coming up in Hobsonville Point also. Wishing you all the best!

      @@BrentColeman Maybe it's youtube because there was the home's website) Let me write it again :) I was saying that it doesn't look like Fletcher charging less and here is why:
      · In March 2022 Fletcher’s properties on 4-40 Propeller Avenue with a larger living area and the land were sold for $769 000.
      · Since March last year prices in Whenuapai went down by approximately 18%
      · The price range for the properties sold in 2022 is now $650-$680k on homes website
      . Now they asking 789k for smaller townhouses

      @@markgoodman1303 I think this may be the case for a few reasons. Construction materials are likely just as expensive as they were a year ago, but labour has gone up too, meaning costs are up and they need to achieve these prices so as to not make a loss. The Propeller Ave houses were also under an Affordable Housing scheme while the "open market" houses at the time were ~$850k. The third point is that Homes.co.nz is completely unreliable - when I was searching it was always significantly different to the actual values they sold for. OneRoof is a much better measure.
      Looking in Whenuapai, right now it's probably a better deal going for an existing dwelling as there are options ~$700k. Hope this helps!
