    Not sure were I stand but I have breach of contract stating that I have to change my elevation and color. I was like cool we get a free upgrade, but my wife doesn’t like the color or the upgraded elevation… it’s an elevation that we don’t want nor the color. And we’re using the builders lender and we were offer 17,000 for the closing before the contract was breach. So our closing we’re covered from the start. My wife is more leaning on walking away but I told her let’s listen to what kind of compensation they may offer.

      Probably not. Most good builders pay realtors out of separate accounts that are not connected to the home. Any builder that tells you to not have representation to get more money should be a major redflag IMO. A good realtor who does a lot of new construction, especially one that has relationships with those builders can usually be helpful in getting more.     Thank you for the info very well explained. I have a question can we negotiate getting a refrigerator washer and dryer on new builds? Thank you for your time.

      Yes there are times when builders will do that. But in my opinion it is usually not worth it with them. Most of the time that turns into the basic ones that they can find. It will not be anything special. you might be better off taking the closing cost money and then going and finding the one you want on your own after the closing.

    Recently I learned about Q4 homes vs Q3 homes. What are your thoughts about the UAD quality rating?

      UAD is interesting for me. you have to understand that that these ratings are absolute, not relative. In other words, the quality of the other houses in the local market does not matter when applying these ratings. A house that is rated as a Q1 in DFW, would be the same in Nashville, Phoenix, Raliegh, and everywhere in between.
      In my mind q4 is the hard no customization builder grade. Think DR horton express.
      q3 is the step up and we are seeing some builders move too. Of course as you move up the scale the price moves up.
      I would say most builders that i try and recommend and get people into fall in the q3-push ing to q2 range.
      But as with eveything you have to take those ratings with a grain of salt as you are evaluating home builers.
      we want to strive for the healthy marriage between quality and affordability. and affordability is subjective based on person.

      Like with a production builder? You can always do it without representation wouldn’t recommend it though. Having someone there to answer questions and make sure you get all things you want in that home is super helpful. Plus, typically that representation is paid through the builder and the builder is not giving you a discount to not have that representation.

    Do they every give you a bridge if you own your current home?

      depends. That would be more of a lending question. It would be a matter of qualifiying from the DTI perspecive to carry the bridge until you sold the home or did whatever you planned on doing thre.
