    Unlike Klang Valley, a masterplan of such scale is pretty hard to come by in Penang. This would be a great opportunity to leverage on several things. The first would be the 2nd bridge of Penang that connects to Bayan Lepas, which is the main light industrial area in the island. With the support of the government, we have observed many big brands operation their manufacturing plants in this location.
    That followed by the overflowing population from the island as well. Instead of living on high-rise, Penangites have an opportunity to choose to live on landed home in a budget that is impossible back home. Besides the house, they will also get to enjoy improved infrastructures such as wider roads, embedded cables, well maintained landscapes, tertiary education campuses and brand new buildings to be built. There will be a new technology medical hub, Tzu Zhi community center, primary schools, and so much more.
    The only thing that the township is facing would be the stigma of new location of mainland. The perception of mainland being inferior is just a conversation among local Penangites. Plus most of the things are in progress unlike what they have back home. Thus, would you look at potential for capital appreciation? Or just inconvenience?

    The Batu kawan area is a very strategically located area. It just needs some time to boom.

    It's long way for this area to be "best" township to live. Mostly media only show the glamour part of Batu Kawan; IKEA, Eco World & Design village, KDU etc.
    In reality... Area around Northern part of Batu Kawan still lack of basic facilities.
    Up till now, No market, No Hypermarket, Only 1 private clinic, mostly residence need to commute to Smpg Ampat, Sbrg Jaya Juru or Alma for any supplies or service.
    Only one single road connecting / crossing the PLUS Highway to Smpi Ampat and it's always jammed in evening after 5. Other road was build thru the science park to Juru but the condition at worst, no lamppost, potholes, wild animals crossing and cattle always sleep on road during night time. Other road still under "planning" and unknown when it will be complete.
    It's long way for this area to be as good as Seberang Jaya and Bayan Baru.

    To be honest, I was reviewing his channel and he talking about all the strategy which going to located soon into Batu Kawan area was really convincing and detailed. With all of his video which showing all that related to EcoWorld project, I make my decision last week for buying Candom Project and I just get my loan approve in 3 days. 😀 This is my 1st home and I do think that Batu Kawan will be the next "Booom" place with all the masterplan of industry area, commercial, residential & all the hubs and campus which going to spark the whole Penang area. Thanks for the explanation and keep it up for more property which you going further to.

    I just realized that you did the area review of a place next door to my house (not really next door, but quite near). I never knew they have a "master plan" for Batu Kawan...but it's...wow! Thanks Sean, came all the way from KL to review a place up North. Great video!

    In 1960’s we used to go to Batu Kawan beaches vis Simpang Ampat, on bicycles, in group of 10’s. There were a lot of balangkai to be caught. Barbecue their eggs, delicious food.

    5 years from now . Batu kawan will booomm ! Already in planning to stay there by next year or the next 2nd year . Btw i just live near here in that simpang empat tho 😂 . Very interested in batu kawan project development . It s gonna be very happening there

    500k condo or 800k double storey house. U need travel 10km to go nearby buy daily essential stuffs. Suitable for working couple who work in bayan lepas and buy stuffs from QB and back to BK.. unless u plan to eat Ikea or KFC in design village everyday for this.moment..

      Well this situation is only temporary until the shops start getting populated with retailers. Every new address starts with having residents first, before having commercial activities following through.

    I hope they put in public transportation (bus) from batu kawan to island. The nearest bus station pn one hr away from Ikea

    For me the best area to buy new property (for lifestyle purpose), first is batu kawan, second is kl east

    first good review.
    here is some my view
    1. 2nd bridge is way to long compare to 1st bridge, i never compare the distance if we stay there and plan to go penang town area. which route has shorter distance?
    2. there is propose for 3rd bridge in SPU and base on MAP it has shorter in length and closer to penang town but not sure if it going to happen since change of Putrajaya. if that happen, Kepala Batas vs Batu Kawan... which will be better choice?
    3. change of Putrajaya might impact development like LRT since different government. Hope it wont turn out to be second Bandar Perda.
    4. Only one main road in out that area and all housing area connected to that main road, that main road has 4 lanes each but the development in that area is too huge and going to be very populated in future.
    5. Mall??? base on the master plan, there is no plan to hv mall. IKEA and Design Village is out. Aspen recently try to bring in IKANO as part of their promotion to sell Viluxe Project. if no mall, the distance to next mall -.-||
    6. Last, this is just "master plan"

      1. When Batu Kawan is done developed, it is no need to go to Gurney or QB to buy the latest fashion.
      2. Batu Kawan is much more modern than Kepala Batas. Batu Kawan has more international factories.
      3. Batu Kawan's development had been started since PM Pak Lah's tenure and the completion of the 2nd bridge.
      4. Whoever live in Batu Kawan, no need to go the other area to buy groceries. Batu Kawan will be the weekend destination for the people living in the other areas.
      5. IKANO is related to IKEA. They are a package.
      6. This is not just a master plan. It is an ongoing master plan with the presence of international factories.

      1. How frequent a Penangite really needs to go George Town if not for work? Once or twice a year?
      2. Kepala Batas has its own charm without industrial activities. If you like Bangi, Kepala Batas is your place. All Penangites know the main daily traffic flows towards Prai and Bayan Lepas industrial estate, not George Town. The bottlenecks are Seberang Jaya, 1st Bridge & Tun Lim coastal road. Those who live in Bertam needs to leave their home by 6.15am if they work in Island.
      3. LRT in mainland? Penangite will laugh out loud. Maybe it is more realistic to wait till we ride our first LRT from Komtar to Airport first.
      4. Yes, it could be very populated in the future. But as with all new township development in Penang, it will take another 20 years for Batu Kawan to see the traffic like Bayan Baru or Seberang Jaya. This is Penang, not Klang Valley. Even JB develops at a faster pace than Penang now.
      5. The vacant land between IKEA and VIVO is meant for IKANO's mall. But do we need huge mall? In the past 1 year, how much did we spend buying online vs. in mall? Simple calculation tells us the future fate of malls. Reminder: Statistic tells us that Penang could be the 1st among all states to enter into aging society in another 10 years to come. Retiree does not spend for kids and family.

    that Vervea commercial area where u staying, unitl now still nobody want to rent/open shop there. whole commercial area is very quiet. the layout of the shop lot is not so good.

      The main difference would be strata title. It takes away the usual freedom that owners of shoplots enjoy. But I think that will change over time.

    sean, malaysia looks way more promising than europe and usa going forward.
    that being said, are there any particular etfs or other investment vehicles that you thought about besides real estate?
    with this year’s crypto profits i would like to diversify at the end of the year and emerging markets are very interesting imo.
