The Tories had 14 years to make the home rental more secure and affordable and they failed probably because many Tory ministers were private rental landlords and were happy to exploit their tenants. They also had all that time to deliver economic growth which they also failed to do.
It's not difficult to cap private rents. France did it years ago. It's illegal to evict tenants in winter and rents can only increase in-line with normal inflation at 2% per year. Furthermore why is Britain dependent on private landlords to provide housing? It's because the Tories introduced Right to Buy and haven't been building sufficient and safe social housing.
It could have been a bloody good scheme for all of us if only they’d kept up the social housing stock with new builds. But it was a Tory scheme so it was always about making money, not helping people

It isn't unreasonable to match the investment return, otherwise, one may as well up invest the money and keep away from the seemingly toxic rent sector.
Renters could stay with parents and build up a decent deposit. That way less people will be renting and prices will go down. It's not rocket science. The problem is people are unwilling to wait for stuff.

I am a landlord. It is very hard as is. Lost lit of rent. Lots of regulations to meet. I cannot afford paying for them and tenants cannot afford too. So landlords like me are at the point of selling properties. This means less rental properties. Labour Government needs to understand the problems.
Landlords are going to be selling up? What does she think happens if they do, that the properties suddenly go "puff" and disappear into the ether? The properties aren't going anywhere. Either another landlord steps in or a private buyer gets it. And every new private buyer reduces the demand for rentals by one. Very few buy houses to have them sit there not earning a return.

1. Labour has a plan to build new houses and some of those will be for a social rent. So supply will go up. 2. If private landlords leave the sector - so what? Doesn’t that leave people with more options to buy their own home instead of renting so houses to buy will increase? 3. Labour have said that if you can prove you can pay rent, then you can prove you can pay a mortgage. A bit of help getting the deposit would also be welcome and perhaps on the cards. 4. Shitty landlords out for the grab deserve to be routed out of the sector 5. Increasing protections for renters and forcing landlords to maintain their properties will drive up standards and hopefully force out the worst offenders. Good landlords get good tenants (mostly) who pay and stay. Surely that’s better for both parties?

Available rental properities has already dropped because the tories refused to build any social housing, and they also blew a massive hole in the markets sending house prices through the roof. And because house prices have sky rocketed landlords are selling up because to continue pay the higher mortages will result in charging tenants stupidly high rents.

I am a landlord. It is very hard as is. Lost lit of rent. Lots of regulations to meet. I cannot afford paying for them and tenants cannot afford too.
So landlords like me are at the point of selling properties. This means less rental properties.
Labour Government needs to understand the problems.
Landlords are going to be selling up? What does she think happens if they do, that the properties suddenly go "puff" and disappear into the ether?
The properties aren't going anywhere. Either another landlord steps in or a private buyer gets it. And every new private buyer reduces the demand for rentals by one. Very few buy houses to have them sit there not earning a return.

Desperately protecting the rights of Landlords over Tenants
1. Labour has a plan to build new houses and some of those will be for a social rent. So supply will go up.
2. If private landlords leave the sector - so what? Doesn’t that leave people with more options to buy their own home instead of renting so houses to buy will increase?
3. Labour have said that if you can prove you can pay rent, then you can prove you can pay a mortgage. A bit of help getting the deposit would also be welcome and perhaps on the cards.
4. Shitty landlords out for the grab deserve to be routed out of the sector
5. Increasing protections for renters and forcing landlords to maintain their properties will drive up standards and hopefully force out the worst offenders. Good landlords get good tenants (mostly) who pay and stay. Surely that’s better for both parties?

She isn't wrong. The bill isn't going to work. It focuses on all the right areas but with the wrong implementations. It's akin to rent caps - it's not that they're wrong, or don't work, it's that nobody has implemented them correctly. For example, what's the point of capping rent if when the tenant leaves/is evicted the price can be jacked up to the maximum the landlord can get away with?
This has been rushed and as such isn't worth the paper it is written on.

Maybe it was the free childcare places for working families or the reductions in national insurance or the furlough scheme that kept millions of low income families in jobs. Or the energy support scheme, triple lock for pensioners then the triple lock plus, free busses for over 65's, enhanced maternity/paternity benefits. All designed to help the working people of this country and encourage work. Don't believe all you read. Change for the worse with Labour.
