Lot prices at 45-50k is insane for Florida. I reside in the Northern Va area which has a way higher median income than Florida and I have always purchase new construction. The max lot price I ever seen was 25k. Checkout Potomac Shores in NoVA to compare the community. These home prices in FL in my eyes is getting ridiculous when the job market in Florida doesn’t pay wages to support those prices.

Having rules which I totally get, to prevent You and or your nieghbors from doing certain things but its mostly to maintain a "Clean Community." such as landscaping, amenities, garbage etc. how is having your home that your paying for painted a limited color option help the community? 🤔 I'm from New York and am a home owner myself and live by the marina and we do just fine without HOA. I can cut my own grass, Thanks for your suggestion though. 😆 🤣

Westlake doesn't have its' own police department or fire department, the PBSO and PBCFR takes care of Westlake.
