If you have a decent broker they look for the total cost over the fixed term period so it takes into account paying a product fee vs not paying, it also depends on circumstances, sometimes you just don't have enough to pay it so you add it to the loan etc.

I have a property which I purchased for £130k, it is currently valued at £250k. If I want to let it out how much money can I release to put down on my new property if there is 90k left on the mortgage? Thanks

Usually 75%, so probably just under 100K. But it really depends on quite a few things.

Probably not the best thing to do. You'll be in breech of the mortgage terms.

The lenders have ways to check for this type of fraud and its always talked about on their compliance seminars, I wouldnt do it.
You can buy good property for 100k , up north
You more North you go the cheaper you can find them.
