IF I moved to NYC I would look for something just like this - sweet street, new kitchen/bath, wood floors and window overlooking it all. Read most of the comments but no one sees what I do. The front wall is perfect for tall storage units on the left and right (deep drawers for clothing, blankets, desk supplies, etc) with open shelves above. Between them and under the window, a single wood shelf/desk and chair. You can sit there for meals and to use your computer. Impressive visual setup upon entering! Then put a wall hugger recliner and a cushy chair that opens to a twin bed facing the adorable white brick fireplace with TV over it. Put plantation shutters on all windows for privacy while getting light/air from outside. DIVINE!!!
The kitchen and bathroom are awesome. Even though it's on the 1st floor, it's not right next to the sidewalk or street, there is some distance between the apt. and the sidewalk/street, and it is a nice tree-lined street. Being on the 1st floor is an advantage when it comes to groceries, too. A laundromat in the building is a plus too. I'd get a sleeper-sofa though in order to maximize the living area. I think this is the nicest studio apt you have ever shown.
I saw a Murphy bed once that had bookshelves built in on the left and right sides of the bed. Put that in the space right next to the closet and then put the drop down table in the space between the bookshelves, on the underside of the bed. Keep the table and chairs out when the bed isn't in use. At bed time, pull the chairs back, drop the table and lock it down, then lower the bed. Doing something like that will keep you close to the kitchen and bathroom and will leave your living space wide open and unobstructed. Except for a couple of dining room chairs, no furniture needs to be moved at bed time. What a GREAT extra weekend pad this would be for theatre groupies like me who like to come up for a weekend or a few days at a time! No more hotels!
I would do a good sleeper sofa, then a counter with shelves on wheel you could put by the refrigerator,something you can use for storage and also you could sit at with 2 stools. You got to find things you can use for dual purpose when your in a studio . Also a screen for the window you don't want bugs coming if you got it open...lol
A single person in their 20s or 30s who makes a really high salary. I would one to know how high the utilities would be for this studio. It is nicely updated, floors are nice,kitchen is gorgeous and the bathroom is really perfect.
That is a great apartment. Love love love the kitchen and that it is on the first floor. It has enough room for me and I am older than most of the people responding. Great location too. Um. They paid WAY MORE for those buildings than say a landlord in Atlanta. So the mortgage was higher. And even if it was paid for, area rent dictates what you charge. Would you sell your house for 30 perent less than it's worth just to be kind?

Laundry facilities are critical to an apartment freshly renovated apartments are attractive as well. I know the area it's nice sort of between the Village and midtown.
Great! And just 1 block over from Trader Joe's is Fairway! Much faster right now since you can self-checkout there, and TJ still has lines down the block just to get in. Much larger studios are renting for about the same in a doorman building a couple blocks from here.
It's cute and "cozy". The obvious reason for the price is the area. I'm a single guy in my mid 20's who is pretty much a minalist and doesn't really have guest over, likely out of the house most of the day. This apartment SCREAMS my demographic. I wish there was more storage space (closet wise). Would very likely have a murphy bed to make the space less claustrophobic. It's DEFINITELY NOT a space to entertain people at, that's where the location comes into play with a lot of the eateries and activity spots. I would consider it for a lower price... ($1,400 at BEST). I see the first floor as a plus, being a native New Yorker night noise is essentially the white noise I need to sleep lol. I would def negotiate lower rent in exchange for paying a couple of months or half the year up front. It's a decent space to live at for a year or two... when the pandemic subsides, rent is going to FOR SURE increase. Still a GREAT FIND AND VIDEO CASH! 🙌🏿💙

I would put a couch that turns into a bed in the living space. I would get a wardrobe with drawers on one side. The tv would go on top of the fire place . A large bookcase near the windows and a small desk with storage underneath and a chair for a small home office. A small expandable table with folding chairs , the extra chairs could be put in the closet. A chair by the couch with a footstool and floor lamp. A small coffee table, and a small end table with a lamp would double for a night stand. On each side of the fireplace floor to ceiling shelves with drawers for extra blankets and bedding and to act as dressers. In the bathroom shelves over the commode. A very small shelf or table by the front door for a catch all and hooks for bags etc. Last of all electric logs in the fireplace.
This apartment is the first one in a while that made me feel claustrophobic. As a single gal and the state of affairs in nyc I would not live on the first floor. The price is right though.
The location is a big plus.....great tour by the way. The layout of the apt is great , and your right , this landlord didn’t skimp on the appliances, also floor and bathroom. Over all it’s a good spot for a newbie just out of college, but a male more than a woman being that it’s the first fl. Peace

Workable counter space, plenty of cabinets and a dishwasher! You can actually move around in the bathroom! If you want to live in a studio, I recommend considering a daybed or pull-out sofa - seating during the day and 🛌 at night. I do have a question. That space outside the window with the gate. Is that where they bring out the building garbage? If it is, then this unit becomes a major no. The smells (especially in the summer) would mean the windows stay closed all the time.

I’m already thinking that a day bed could work under the windows. Or use it along the wall as a couch. Then you could put a super comfy chair by the windows. My first apt was a studio and I used a pullout couch. I spent a good amount of change on it, but it was very comfortable. And it lasted over 20 years. If finally wound up in my nephew’s college apt!

I really like this one. I'm a "tiny house" person and I already live in 514 square feet and love it! I prefer the first floor as long as it sits back a bit from the street. I love that it's been renovated and I love the fireplace! In most all of these small units, I would go with a queen size murphy bed to maximize the space. Also, it has a dishwasher! Nice!

This is the best studio you have shown us. Really nice quality renovation. It`s always nice to be the first person to live in a freshly renovated or brand new place. Only downside is no in suite laundry.

For the location, your own space that's clean, updated and has a bathroom, kitchen and closet this is a great find. Laundry in building. I'll admit that you have to look at NY prices and what you get for that price as a whole to fully understand the value.
Let's start with that superfab bathroom- the vanity with storage underneath is so on point and I like the square shape of the vanity in general, YAY👏 for the owner having the wisdom to keep the tub after the remodel and not cave to the ludicrous pressure of the home builders industry to have a shower only . . .not too fond of tiles in tub and the challenging access to open/close the window but I suppose it's better than not having a window at all, the med cabinet is so, so slick the way it opens just like a cabinet in the kitchen AND it's hella spacious to boot!! And what is so mind blowing is fact it's a full size bath you would see in any size apt or home!! Nine out of 10 people would mount their tv on the fireplace, well I'm number 10 that would put it on the wall on other side of room with a hinge so it could be viewed from different angles! Head of bed should be facing the window but about five feet away- with a low headboard, sofa table behind headboard for small lamp, bonsai plant on one corner of table, space for alarm clock, landline and or cell and small bowl for key's in the center, left side of bed should be one foot from fireplace cutout and this area looks wide enough to get a shelf that's lower than the arch and only wide enough to fit with the space and could be used for storage of meds taken at night or early AM, carafe of ice water for the night, few books your currently reading, small stereo set etc, the place Jordan suggested for a table is correct but for me that would be office space or a freestanding armoire available at IKEA and stores of that sort, seating for guests would have to be a series of oversized, round, tufted ottomans put behind the sofa table, utilizing area near windows, space next to the closet that is already in the unit is where I would put a small bistro table and any remaining space under where the tv hangs could be for some form of additional seating or tall silk plants! And about that showcase of a kitchen: TRIPLE WOW! Even some of the higher end apts/condos with elevators has outdated, tacky, barely useable kitchens! The stove is an eye catcher! Though smaller than most you don't feel cheated! The microwave looks like a broiler oven! That fridge is bigger than I've seen in some units with far more sq footage! The counters just jazzes the whole kitchen up to a much higher level ! I believe they're Corian or silestone both of which I prefer over granite! Don't get it twisted: I have outstanding granite in my kitchen and absolutely love it, but if I were to buy or build a home the kitchen/baths would have one of the three surfaces : Corian, silestone, or granite! It would just depend on what colors and patterns were available in my area! The appliances are what make those white boring cabs tolerable! Also it's a great help that the owner went all the way with the kitchen renovation seen many situations where appliances were off the charts but the cabs were ignored which ruined the look of the entire remodel ! And let's not overlook the floors! They actually gleam when you first walk in! Bottom line : if you can only afford a studio this one is it! The layout alone would make me sign a lease before leaving!🤗

For the right person this would be good deal because of the neighborhood, transportation and the nice kitchen and bathroom. The first floor, Apt 1A.. not so much. No bars on windows and that front lock is meaningless. It would be easy to climb over that gate. Damn, I am 70 and female and even I could do it. The last time I had a first floor, front facing apt was near 30 years ago.. I rented it because I had 3 kids and I wanted to keep that NYC tradition of shouting out the window to tell the kids "dinner was ready tradition." However there were bars on the windows and one was bowed out to accommodate an a/c in the summer so I actually could stick my head out an yell.Also, I didn't catch if you told how many units there were in the building but I think I noticed only 2 wishing machines and dryers. Might be fine if you have 8 or 10 units.
When you first said first floor, I was hard no, but with the distance to the street, not a major street and the lock gate, it's worth considering the unit itself is great!
Design is cute and everything is new. Nice to have the dishwasher and laundry in the building. I'm with the other ladies on the not sure about the first floor thing.
Love that neighborhood. I used to shop at that Trader Joe's; I like the building next to it, which is called "The Future". That apartment is about big enough for crashing quarters, and is perfect for the person who likes it!

Cash, that fireplace is a beautiful, don’t cover it up, put something lovely down below & who needs a bed? - get a sofa that converts to one & have more space, perfect kitchen (frig should be less deep) great job, one of the best apartments you’ve found!
Cash, you almost always say to put the bed by the window. I think it would be terribly loud! I like to sit and look out a window while sipping coffee in the morning and planning my day. A desk/table and comfy chair by my window is a must! A fake fire&heat source in the fireplace would be very nice. One heck of a nice kitchen for a studio; potentially a great place to live!
This is priced for someone, though I can’t help that someone will be someone who is new to NY and won’t anticipate the downsides of the location and that it’s on the first floor
I've lived SLAM in a first floor SLAM apartment as well as the SLAM 6th floor of a walkup. Get used to the sound of that front door slamming closed, cuz you'll hear it all the time. (I'll still take the walkup).
Hi Cash. Another minimalist studio. With that I go back to a couple of those tik tok videos that showed how you can maximize a small space. A convertible bed system, that is sofa by day and bed by night. maybe that bed can have modular storage beneath it. And be mindful that the furniture you put in that space can also be utilized for storage and not just decoration. My Ikea table would fit in that nook you said would work. Once again, you'd seriously need to be in a "tiny house" frame of mind to make a space that small work for all seasons. Sarah did a video on a couple of really small spaces on her channel and storage was a serious issue for all of them as well. That kitchen is bigger than mine, really nice and the bathroom was nice as well.
Murphy Bed or perhaps even a Day Bed instead of a couch? Certain styles of Day Beds even have drawers underneath them. Then you could use a full sized elongated (Woman’s) dresser for your clothing and place your television on top. I’m usually don’t like Studios however, for this particular location l’d definitely take it! That kitchen and bathroom are fabulous! You should’ve pointed out the Double Shower Curtain Rod, it was also the kind that “curves out” for more elbow room when you’re shampooing your hair. I’m sorry, I’m seeing this video 3 months after it came out but l just found this Channel a few days ago.
A friend of mine invested in a raised (as in, levitate to the ceiling bed) in her small apartment in Paris and I think that would work well in NY, too. ... It works on pulleys and counter weight and literally lifts the bed up to the ceiling during the day so it is out of the way when the space is utilized for anything other than sleep. She found it cheaper to put in than a Murphy bed and more transportable between apartments if she ever moves (hers is a rental, too). FWIW. Nice but small. Nice kitchen and bath!
Except for size, this studio apartment has almost everything. Being so close to subway and shopping makes the location prime. Because it's on a quiet street with a buffer between the building and sidewalk, being on the first floor is a plus. The kitchen has more counter and cabinet space than many one- and two-bedroom units you've shown us, and the fact that both the kitchen and bathrooms are newly renovated, there are no insect or rat leavings in the corners. Laundry in the basement is the best you can expect for a studio. To keep the front windows fully closed in summer, put the a/c in the kitchen window! It is small, perhaps "cozy" for a single (with a single bed) who doesn't entertain much, but there's room for the basics despite the intrusion of the fireplace. An elder elder like me could be comfortable here!
Seems like a great find in NY. I live in a luxury apartment, 3 beds, 2 baths, washer and dryer included, all sorts of amenities. $1400, and only 45 minutes from New Orleans.

Very likely the blinds/curtains would stay closed at street level. The apt would end up being darker than it looks.

Biggest downfall of this apartment is it’s on the first floor. If it were on the second floor, I’d feel more comfortable living in this space alone.

This is the best studio you have shown us. Really nice quality renovation. It`s always nice to be the first person to live in a freshly renovated or brand new place. Only downside is no in suite laundry.

For the location, your own space that's clean, updated and has a bathroom, kitchen and closet this is a great find. Laundry in building. I'll admit that you have to look at NY prices and what you get for that price as a whole to fully understand the value.

I wouldn't put a bed by the heating unit. You'd roast and block heat to rest of the apt. Just my thoughts
Let's start with that superfab bathroom- the vanity with storage underneath is so on point and I like the square shape of the vanity in general, YAY👏 for the owner having the wisdom to keep the tub after the remodel and not cave to the ludicrous pressure of the home builders industry to have a shower only . . .not too fond of tiles in tub and the challenging access to open/close the window but I suppose it's better than not having a window at all, the med cabinet is so, so slick the way it opens just like a cabinet in the kitchen AND it's hella spacious to boot!! And what is so mind blowing is fact it's a full size bath you would see in any size apt or home!! Nine out of 10 people would mount their tv on the fireplace, well I'm number 10 that would put it on the wall on other side of room with a hinge so it could be viewed from different angles! Head of bed should be facing the window but about five feet away- with a low headboard, sofa table behind headboard for small lamp, bonsai plant on one corner of table, space for alarm clock, landline and or cell and small bowl for key's in the center, left side of bed should be one foot from fireplace cutout and this area looks wide enough to get a shelf that's lower than the arch and only wide enough to fit with the space and could be used for storage of meds taken at night or early AM, carafe of ice water for the night, few books your currently reading, small stereo set etc, the place Jordan suggested for a table is correct but for me that would be office space or a
freestanding armoire available at IKEA and stores of that sort, seating for guests would have to be a series of oversized, round, tufted ottomans put behind the sofa table, utilizing area near windows, space next to the closet that is already in the unit is where I would put a small bistro table and any remaining space under where the tv hangs could be for some form of additional seating or tall silk plants! And about that showcase of a kitchen: TRIPLE WOW! Even some of the higher end apts/condos with elevators has outdated, tacky, barely useable kitchens! The stove is an eye catcher! Though smaller than most you don't feel cheated! The microwave looks like a broiler oven! That fridge is bigger than I've seen in some units with far more sq footage! The counters just jazzes the whole kitchen up to a much higher level ! I believe they're Corian or silestone both of which I prefer over granite! Don't get it twisted: I have outstanding granite in my kitchen and absolutely love it, but if I were to buy or build a home the kitchen/baths would have one of the three surfaces : Corian, silestone, or granite! It would just depend on what colors and patterns were available in my area! The appliances are what make those white boring cabs tolerable! Also it's a great help that the owner went all the way with the kitchen renovation seen many situations where appliances were off the charts but the cabs were ignored which ruined the look of the entire remodel ! And let's not overlook the floors! They actually gleam when you first walk in! Bottom line : if you can only afford a studio this one is it! The layout alone would make me sign a lease before leaving!🤗

A Murphy bed. One of the fancier ones with the desk or TV mounted.
For the right person this would be good deal because of the neighborhood, transportation and the nice kitchen and bathroom. The first floor, Apt 1A.. not so much. No bars on windows and that front lock is meaningless. It would be easy to climb over that gate. Damn, I am 70 and female and even I could do it. The last time I had a first floor, front facing apt was near 30 years ago.. I rented it because I had 3 kids and I wanted to keep that NYC tradition of shouting out the window to tell the kids "dinner was ready tradition." However there were bars on the windows and one was bowed out to accommodate an a/c in the summer so I actually could stick my head out an yell.Also, I didn't catch if you told how many units there were in the building but I think I noticed only 2 wishing machines and dryers. Might be fine if you have 8 or 10 units.

When you first said first floor, I was hard no, but with the distance to the street, not a major street and the lock gate, it's worth considering the unit itself is great!

Love that neighborhood. I used to shop at that Trader Joe's; I like the building next to it, which is called "The Future". That apartment is about big enough for crashing quarters, and is perfect for the person who likes it!

Cash, you almost always say to put the bed by the window. I think it would be terribly loud! I like to sit and look out a window while sipping coffee in the morning and planning my day. A desk/table and comfy chair by my window is a must! A fake fire&heat source in the fireplace would be very nice. One heck of a nice kitchen for a studio; potentially a great place to live!

Hi Cash. Another minimalist studio. With that I go back to a couple of those tik tok videos that showed how you can maximize a small space. A convertible bed system, that is sofa by day and bed by night. maybe that bed can have modular storage beneath it. And be mindful that the furniture you put in that space can also be utilized for storage and not just decoration. My Ikea table would fit in that nook you said would work. Once again, you'd seriously need to be in a "tiny house" frame of mind to make a space that small work for all seasons. Sarah did a video on a couple of really small spaces on her channel and storage was a serious issue for all of them as well. That kitchen is bigger than mine, really nice and the bathroom was nice as well.

Murphy Bed or perhaps even a Day Bed instead of a couch? Certain styles of Day Beds even have drawers underneath them. Then you could use a full sized elongated (Woman’s) dresser for your clothing and place your television on top. I’m usually don’t like Studios however, for this particular location l’d definitely take it! That kitchen and bathroom are fabulous! You should’ve pointed out the Double Shower Curtain Rod, it was also the kind that “curves out” for more elbow room when you’re shampooing your hair. I’m sorry, I’m seeing this video 3 months after it came out but l just found this Channel a few days ago.

A friend of mine invested in a raised (as in, levitate to the ceiling bed) in her small apartment in Paris and I think that would work well in NY, too. ... It works on pulleys and counter weight and literally lifts the bed up to the ceiling during the day so it is out of the way when the space is utilized for anything other than sleep. She found it cheaper to put in than a Murphy bed and more transportable between apartments if she ever moves (hers is a rental, too). FWIW. Nice but small. Nice kitchen and bath!

Except for size, this studio apartment has almost everything. Being so close to subway and shopping makes the location prime. Because it's on a quiet street with a buffer between the building and sidewalk, being on the first floor is a plus. The kitchen has more counter and cabinet space than many one- and two-bedroom units you've shown us, and the fact that both the kitchen and bathrooms are newly renovated, there are no insect or rat leavings in the corners. Laundry in the basement is the best you can expect for a studio. To keep the front windows fully closed in summer, put the a/c in the kitchen window!
It is small, perhaps "cozy" for a single (with a single bed) who doesn't entertain much, but there's room for the basics despite the intrusion of the fireplace. An elder elder like me could be comfortable here!
