  • Turkey’s housing collapse is resembling China
    This video advances a very bold proposal: Turkish housing market is beginning to collapse irreversibly; and factors behind it are increasingly resembling those of China. The exposition consists of four sections and a bonus.
    The state of play in the Chinese housing-cum-property development industry: Why it will get worse, adding to weak consumption, bad loans in banks and the global concern about China’s rapidly expanding export capacity.

    The evidence that Turkey’s housing collapse has started: In April real prices declined first time in over five years.

    It's refreshing to see someone finally making sense of the chaos I observed. I agree that the housing market is significantly overinflated. In many areas, housing prices seem irrational. While I'm not certain there will be a complete collapse, I do anticipate a major correction that will compel homeowners to significantly lower their asking prices.

    Merhaba i Just came back from my Turkey holiday. İstanbul is very expensive now. I used to be able to buy a pair of Mavi jeans at about $35 Singapore dollars. Now it is $50 Singapore dollars.

    I have a question. Didn't Turkey have Toki houses which are affordable? Can single and un married people buy Toki houses? Is Toki houses expensive even for the locals? I have visited Toki houses and find that the quality is good.

      Yes, TOKI does build affordable housing but in very limited quantities.

    very interesting... the similarities probably are not just in the housing market the rise ans stagnation of both Turkey and china look similar too at a first glance.

      There are demographic similiarities. Turkey is aging rapidly.

      interrupting. i didn't know that i thought the average age of a person in Turkey is un its 20 or 30 like the other bordering countries.

    We also resemble China when it comes to authoritarian presidents, corruption and in the way people are treated. I'm not surprised this turned out to be the case as well. They took China as a role model so bad that it's a wonder how this pays off this late.

    Atilla abi, i like you very much with all due respect there is a huge supply surplus in China, in Turkey prices are driven by the demand and it is getting harder to find property. So the "resemblance" you mention is more like a click bait.

      It is certainly true that it is hard to find property that is affordable. I don't do click bait, but reasoable people may disagree with my reasoning. Click bait would be somethnig like SHOCKER! Turkish economy sinking in a month

Please don't stop shooting this videos as I don't have money for private consultant about Turkish economy/politics 🥲😉 On serious note: I guess many of real estate investors in TR may ask themselves: -why the hell I am still holding my rental units instead of cashing out 50% yield from bank deposit? I mean you need to trust the banks and maybe that's the problem in Turkey that trust is lost...

      Exactly. With dollar/TL unlikely to move at all over summer months. TL yield on dpeosits is a pure dollar gain
