Generally speaking, I love Erin's designs and Ben's work is simply off the chart. This house, though, is different. It is not a case of loving the design. It is bewildered awe at how perfect the design and execution are. There is, though, one thing I would have changed. The window in the laundry room would have become a door to a porch with good, old fashioned clothes lines. Real ones in pulleys. Nothing beats the scent of clothes fresh off the line. A good clothes line is also the best way to end up with a wrinkle free damask tablecloth. Starch and press right out of the washer, then carefully hang it to dry over the line. When it's dry, fold it carefully and wrap it in blue acid free paper
I live in asia...and instead of making my kitchen bigger, I chose to let the original layout of a service balcony > where I hang my laundry to dry (it's great with the heat where I live in)

Beautiful home. Love the laundry room/mudroom. Love the kitchen and living room. Love the bedrooms. Was there a bathroom? I know sometimes they don't renovate every single room. Love how appreciative both the son and mom were. Wish them a world of love and happiness there.

Why no backsplash in kitchen?
@itn0687 Two possible reasons. The tight $100k budget, when so much structural stuff needed to be repaired. But secondly character - retaining some of the bead boarding from the original home. I suggest it's been painted with a splash and wipe resistant paint.
I don't have a tile backsplash in my kitchen. I find a good quality semigloss paint much easier to clean.
love this house, perfect for this family. the only thing I would change: I think designating a whole room for the laundry is excessive, and very much a first world priority, I would have made the room a reading or craft room for mom and had another utilitarian space for the machines and folding area plus linen closet. it couldve also been a guest room or multipurpose. the second room for the male kid becomes a room for his passion, talents and relaxation while the second room for mom becomes a place of slavery and taking care of others. says everything about our culture. ugh.

I live in San Diego, California. When I hear these numbers like a fully remodeled house, new roof, foundation, floors etc for a 150 k I about cried 😂 you can’t buy a studio apartment for under 300 here.
I work in the medical field. I was stressed so I bought a designer bag and carried my authenticity card in case someone said my bag was fake. Turns out nobody cares... nobody! I complimented one of my co-workers on a bag the other day and she surprised me by telling me it was a knockoff . She makes 2x or 3x more money than me. Ha ha *hotdups*
