    This is very helpful information, Liz! So much wasted spaces on these new plans. I have a design question about wasted space in a hallway near the master bedroom/bath of a home we just purchased. Can I email you a pic to describe it?

    Hey Liz, can I ask for some advice? If one of the mistakes is closet doors swinging into the side of the closet (essentially eliminating an entire potential row of shelves), what is the best way to position the door? Because if the closet will be a U-shaped configuration, that means the door must be at the center of the "U" and swing inward (awkward) or outward (hit the bed). Sliding pocket won't work because there needs to be blocking to support the shelving, right? I suppose just a doorless closet could work, but many people don't like seeing their clutter while laying in bed. What do you recommend for doors on a U-Shaped closet?

      🙏 for watching! Swinging in is the best alternative in that case. Put the out of season stuff behind the door and go in, close it and walk in🤣 Better to use the space!

    I always notice when a plan has a door between the closet and bathroom, even if you don’t have to go through the bathroom to get to the closet. Seems like even with ventilation in the bathroom there would still be too much moisture able to get into the closet and cause problems with the clothing stored there. I also don’t like plans that have the shower or tub open to the main bathroom (which is virtually all of them!). A better solution is a toilet compartment, a bath and or shower compartment with an open sink area between them. 3-4 people could use them at the same time (1 in toilet room, 1 in shower room and 1-2 people at the sink depending on size and basins) with perfect privacy! I also love a closet with a small hinged door in the middle with rods on both sides. The one “specialized” room I’d like is a crafts room, but because I do paper crafts, food gifts and sewing and some of those naturally align with other things, I’d like a laundry/sewing room close to the bedrooms/bath for the rest of the laundry, and an office/paper crafts room close to the kitchen, with presumably those two rooms side by side or in close proximity. My paper crafts are primarily card making rather than scrapbooking so they are also often used with food gifts.

      You’d do well with a big scullery next to your kitchen for ease when doing your crafts. My office was far in the old place, so we’d end up running through the whole house to get to the kitchen! 🙄

    The average American household consisted of 2.51 people in 2023. That means the average family is either 1 child or no child. 3000 - 4000 sq ft for 2 people?
    Don't Architects read? Don't builders consider their market? Giant balloon houses, abysmally bad design, inefficient everything. Do architects and designers even exist any more?
    I'm building a house for my spouse and I to retired in and we ended up buying a "kind of close house blueprint" then completely redoing the whole thing ourselves to avoid just such nonsense. Thank goodness I took architecture as a minor in college 45 years ago. I still remember how to read and draw plans. Going through the bathroom to get to the closet? ARGH. Stinky moist laundry next to my good clothes? NOPE. Rats maze of hallways? Unprintable reaction.

      Preach! And the average cost to build around the country I’m seeing is around 700k. It’s unsustainable!
