    Contractor should be required to put 6 inches off compost on top of the clay dirt and till it in before sodding or seeding. Even then later you can aerate and top dress as you have shown. If that doesn't get done then definitely aerate and compost for 2 or 3 years to improve the soil, it definitely works.
    Earth and Turf has all you equipment needs and are the best in the business!

      In my area the requirement is minimum 100mm (4”), but enforcement is pretty lax sadly.

    Depending on the problem, not cutting as short can help too. We had dead spots all over the yard from our first guy. The 2nd yard guy came in and said he had been cuttting our grass way too low. A year later and the whole yard is awesome looking.

    We have to tell this to homeowners that we fertilize all the time. It's bull that the builders take off all the good topsoil and truck it away just to reseed on top of the clay we have in Indiana. Why does your new home have a crap yard? Because the builder is cheap like that.

    Never? Pretty bold statement. I work for a custom home developer in southern New Hampshire and we ALWAYS lay 8”-12” of screened loam that we screen ourselves from the raw loam we initially stripped from the lot and when we don’t have enough existing we truck in what we need.

    When we bought our house, our builder **guaranteed** we would get 3"of "black dirt" on top of the sandy clay that our yard was composed of.
    When it came time for the topsoil, he brought in 3 truck loads of sandy clay from the pile where they kept all the excavated clay. We argued with him. We're farm kids, so "black dirt" has a **specific** meaning. He - and his **landscaper** - swore up-and-down that "black dirt" in landscaping was a **generic** term for "dirt".
    Every landscaper I've spoken to since then (several, including a neighbor that moved in after us) has gotten a painted look when they hear that story.

    Some builders and landscapers are just plain crocks! Black dirt is just that, black dirt. It's not generic for crap fill!
