      Also, when you get two or more offers.. dont be afraid to negotiate and play them off against one another, i.e. push for 60/40! :)

    This is a perfectly timed video for me. The day it came out, I viewed a 1.5m (asking price) office block to do the same as John. 2 or 3 very useful bits of info in here on VAT and multi-unit SDLT plus much more .. Excellent video Ranjan, and yes.. that investment should have been yours!

    Hi Ranjan, we are to looking to remortgage our shops with flats above but the commercial mortgages have much higher rates than BTL. What would be the best strategy- could we separate the freehold and leasehold for the flats? Or have separate mortgages? Our flats do have a separate entrance. Can you recommend a specialist mortgage broker?

    Another great video Ranjan and am also a starter in the commercial to residential strategy. What was great to see is that as long as the deal is there money flows to the deal even for a beginner doing a multi million deal

    Hi Ranjan, brilliant commentary on the deal. I agree with you on that you didn't pitch your offer well. You almost instantly gave up to John and his offer, which was a cracking offer. If you've come out all gun blazing for the deal with even a higher share for John M, he would have had something to think about. I see this deal more up your street than John H's. But hey! You win some and you lose some. Weldone Ranjan!

    You don't do outside the M25? Well this property is actually JUST under the M25 and 5 mins down the road. The biggest problem I see here is the Parking - it's very close to the Station, lots of thru traffic, there are double yellows everywhere, lots of residential nearby with no off-road space so parking generaly is a nightmare here - I know it well !
    Making an offer on something you have not reconoitered (?) is tricky - and why is half of it empty if it's such a good deal?? I think probably the answer is that this is overpriced ... perhaps

    Great content thank you! If you have not purchased a potential site and want to get the numbers right how can you be sure a builder, architect you show the site won't beat you to the punch? Basically steals your deal. Thanks.

    One question that keeps coming up for me, is do the people pitching already have the site secured? Because you say a schedule of works would be preferable, but the time and cost to get that done is risky if the site isn’t secured. How would you suggest they manage that if you want to see more defined build numbers? Or is it a risk that needs to be taken?

      It’s a balance. Some have secured the site and some have just found a site and need our help with funding, before they can secure it.
