Wire fraud can be heartbreaking! In CA, Realtors are required to present a Wire Fraud Advisory disclosure at the beginning of signing any contract. I always make sure that the client really understands this point.

Hi @theforestisdark. *Your Realtor NEEDS TO CONTACT the owners' Realtor and ask them to send her the fully executed contract ASAP!* Without signatures, nothing is valid. Verbal agreements hold no weight in a real estate transaction. If your Realtor is not being proactive on your behalf you might need to rethink your choice of agent (unless you've signed paperwork with them). Please let me know how things turn out.
LG 32816, No. That would be illegal according to the fair housing act. However, besides the price offered there are other factors that a seller considers. Talk to your Realtor about the terms and conditions that strengthen an offer.

This period is most commonly 30-45 days. During this time, the seller is preparing to move, and performing any repairs that they agreed. After the escrow period, there’s an official close, after which the deed is recorded in the new owners name, and the keys are exchanged. The sellers can stay in the house until escrow closes.
