@@DF_Property1 I was seeing 1.2mil budget on your video. I am also looking at 1.2mil but family can stay from my area which is BP. The Tennery seems good (2b2b, 850sqft, 1.2m-ish) but the price is not doing well.
I think one of the issues not mention is schools, off the top of my head none of them are really near name brand schools. Aside from affinity which I think is close to rosyth which you can barely get in with distance alone. And for some reason hougang and sengkang condos tend to have their psf rather flat as opposed to other locations . Opposition ward effect?
On the schools - Yea you're right, it is a very key factor. Affinity has Rosyth. The Luxurie has Nan Chiau. Thanks for bringing that up. On the flat PSFs in Hougang and Sengkang - which projects are you referring to? I can think of a few projects which have seen some decent increment over the past few years. On the opposition ward effect - Actually Affinity is under the opposition ward too.

Actually there is some small level of appreciation la, but yes not excellent. The project has a few less than ideal traits

Price and PSF is similar to Affinity, so you can only get a 2b1b for the mentioned budget. Slightly less accessible also (personal preference though)
