I literally had three deals blew up at the last minute with one wanting 10% increase the day we supposed to sign agreement, one just changed his mind after 1 week of paid due diligence, and last one had a court lien on it. Lesson here: have a good lawyer on all your real estate transaction

I have a technical question! Since foreigners are not allowed to own land in Georgia, when purchasing a residential property such as an apartment in an apartment building, do you then not also own a part of the land on which the apartment building exists?!
Alex below is correct you cannot won agriculural land as a foreigner although you can lease it otherwise as a foreigner you have the same rights as Georgians.

Bulgaria sounds interesting but as far as I know Georgia has the easiest laws concerning visa, property ownership and the ability to work for a foreigner. If I’m wrong I’d love to be corrected. I’m Australian and looking to relocate somewhere in Europe that is more affordable.

As of February 2024 my friends in Batumi told me a lot of the Russians have left and property and rent prices have dropped a bit, it’s also the down season. Also, if I were to invest in Georgia it would be in Batumi, I just the Adjara region is more stable and development will continue there for the foreseeable future. Tbilisi will brings in higher yields on real estate but I love the huge upside you can get in Batumi if you know the right agent or developer. I saw a lot of good deals while there

Getting an apartment for this price is becoming increasingly difficult and prices are not far off Sofia in Bulgaria which is in the EU/Nato has low taxation and low government debt.
Tbilisi is safer than Sofia. But Plovdiv in Bulgaria is a very nice small city. Plovdiv has very few stray dogs, the weather is milder, and it feels safer. Plovdiv = small relaxing version of Sofia. I'm considering leaving Plovdiv for Batumi, because my tax burden is unexpectedly high at around 20% due to the impact of social contributions. Someone who makes a ton of money will get sub-10% though. I know I will be increasing geopolitical risk, but I'll just head elsewhere if something happens. I know I qualify for 1% in Georgia, so that is a major reason for me going there. Also Bulgaria's lack of digitalization and not having a company comparable to ExpatHub makes Georgia exciting. Batumi makes sense to me wrt. geopolitical risk. Can always grab a taxi for Turkey if issues arise. Bulgaria feels stable, but the capital seems too Westernized and now mass immigration troubles. Plovdiv feels frozen in time compared to Sofia. Batumi only has one all-year flight connection, but that connection being Istanbul is a great thing. Sofia is very nice, but you should pick a good neighborhood.

I think the lesson on the lawyer is a sound one. You must always have a good lawyer to protect you.

Prices increases have slowed right down as has activity in the market over the last few months. You are currently seeing more stability now.

It's agricultural land u can't own only
