    You're doing your thing rn..I bought my first triplex in February..So I'm just learning the ropes right now. January I want to have everything automated. I also want to raise rents but due to covid I was practically stuck.

      Congratulations! Yeah, covid has definitely made things harder, but if all your tenants are still paying and taking care of the place that's a huge plus! You'll have more opportunity to increase rent in the future.

    Thanks for your videos! Very informative and helpful! Seems like you love doing this and you found you calling-you’re great at it! Are you still working full time? Seems like all is this has become like another full time job for you. I appreciate all all the good info. I am planning on renting out my (just one-ha ha!) condo (hopefully passive income) and buying a house for my residence and to bring my aging mother to come live with me. So I’ve been collecting information and want to make sure I do it right. I know I still have to do a lot of homework, I live I’m California and the laws here are complicated! I cannot believe you’re managing so many rentals all by yourself! You have the same big heart as you dad did it seems. Good work, and God bless ❤️

      I'm not working right now. My fiance only has a few more months of school and then we will relocate. I'm waiting to figure out where we will be before going back to work. In the meantime, I had some tenants leave a house in pretty bad shape so I'm working on that house now. And we are closing on a foreclosure soon that needs a lot of work as well. I'm trying to do most of the work myself, so hopefully I can finish before my fiancé finishes school. It's awesome that you are taking care of your family and good luck on your journey!

    How do you track in/outs? Spreadsheets or Quickbooks or software, etc?

      I just use Excel. I have a spreadsheet for each house individually and another spreadsheet for the whole portfolio.
