    A three room flat is usually less than 300k ,pioneer 2nd hand 5 rm flat can be purchased for less than 400k ,a friend of mine sold his jurong west st 42 3 room flat for 240k bought a 4 room flat for only 330k. in jurong west 42, so it is unlikely a 3 room flat can fetch 350k.

    Great video! Agree US market valuation is rich... however some markets like asean and European are still Low. Do you think they are laggards and presented some opportunities ? Or their businesses are not sexy as they don’t present high growth?

    Hi Josh, you mentioned that paying 12%ABSD is not worth. I owned a HDB and thinking to buy a 2nd condo this year, taking 400 to 500k loan. Do think it is the right time to enter into property market? I calculated that the additional stamp duty will recover by renting my hdb unit for 6 years. Thanks and take care.

If you realise, I don't reveal my portfolio details because that can create pressure to me and it may become wrong advice. Net wealth wise... it's actually just a number. Doesn't change you or me if we already are a good person/family member/friend... Hope it answers

    I am surprised to know that you hold so much in cash. Just curious, how do you make that cash work a bit harder while maintaining the liquidity? Do you make use of high interest savings accounts such as DBS multiplier, OCBC 360. Do you buy FDs, SSBs, or Stashaway Simple? If no, why not?

    Indeed quite private info that many may not feel comfortable to share so publicly. I see many common grounds in my approach (with liquidation of the highly extended stock to abt 20% cash, anticipating a correction to come in March and getting in for some discount).
    However, I chose to sell off my Hdb before getting the next unit to avoid absd. Don’t your current condo subject to absd, with the Hdb u have (despite after MOP)?
    Will u include your insurance value in calculating your net worth?

      Hi Vincent, yes indeed. It may be less scary to take off clothes when doing a health checkup. But also the more I think about it, the more it is just a number. Doesn’t define me as a friend, Family member of father.
      Yes had to pay 7% absd then.
      Yes there are other assets that can be added to the number.

    Thanks for the content. For my personal portfolio I have around 30% bond funds (corporate and government China bond fund and sg bond fund) in my allocation. This will allow stable return of around 4-5 % return year on year. As these funds have around 5-10% deviations (worst case scenario), it may provide flexible allocation to the equity market during huge downturn. Bond funds are useful instruments for wealth preservation in my opinion for those looking for diversity in their portfolio.

      Oh yes. But it wouldnt make sense to deploy all one shot in mar2020. There was no way to know how long it would drag out. What was your experience during the last crash Yak Hong?

    Hello Josh, good video. Have you thought about using some of the cash to pay off a portion of your mortgages loan to reduce interest cost? I've doing that in last two years. Seeing my mortgage debt number getting reduced is a great feeling, and I can't wait for the day I am debt free. But this also means I might miss out some investment opportunities (I could've invested this cash), and miss out enjoying the low interest & high inflation (which favors maintaning a loan). However I decided to clear my mortgage first (probably i'm getting influenced by Dave Ramsey' channel). What's your take on this? Thank you.

      Thanks for correcting. But i believe only half of 207k millionaires are bona fide millionaires. To me a bona fide millionaire must have at least a few million not just more than a million😀

      Hi there, I don't think Josh is showing off. I've been following Josh for more than a year and most of his videos were financial related and were very humble. He also got share his journey of failures like the ice cream stall which failed and he lost quite a lot of money. Now he had picked himself up, I think he is very resilient and did all these due to his own hard work. We shouldn't judge him this way, but looked at the matter with non-judgmental view and we will see that he was just trying to encourage we all to be as successful as him. I have learned quite a bit from Josh's channel and maybe if you will not to judge him, you will also find true meaning in all his videos. Just my 2 cents worth of views, please don't shoot me k, and also I have to clarify that I did not engage any of services from Josh as I am a "lonely" investor . Thanks and happy CNY! ^_^
