10 Steps to Buy Your First BIG Real Estate Deal

  • Are you looking for bigger real estate deals? Maybe you want to tackle a large property as your first deal. If so, this may be the perfect episode for you (and probably ever other real estate investor as well).
    We’re back for part two with The Multifamily Millionaire authors Brandon Turner and Brian Murray. This time, Brian is on the mic to give you the ten steps to purchase your first large multifamily property. You may be thinking that these ten steps sound too easy for such a large deal, but that is part of the advice that Brian gives.
    Brian wants smaller multifamily owners or even single-family owners to know that buying a large multifamily property is just more volume, not a completely different skill set. If you own one or multiple units right now, you may have more skills than most to take down a 100-unit apartment building or a big mobile home park. The only thing standing in your way is the mindset.

    The Book "BRRRR" by David Greene actually changed my life and now I have started investing in real estate and applying it in India.
    Had to modify the strategy a little bit to better suit it for Indian market but in essence it remains the same.

    How do you build more wealth with multi family syndication? if you're building a team And everyone is getting a small ownership percentage? vs just buying a small deal on your own and owning 100%?

    wondering about due diligence and your emd ...where does the emd come from when you're not funded.. it's kind of a which comes first chicken or the egg question bc money comes from vectors but you don't have vectors until you got a deal to offer them

    Several thoughts on this
    1. Brandon Turners social media power with BiggerPockets has allowed him to create this syndication/real estate dream team.
    2. Open Door capital will not have a problem raising fund, even greater than Grant Cardone or well connected old school country club people.
    3. Brian Murray highly technical knowledge of Real Estate and credibility is the perfect compliment to Brandon's large fan base.
    4. Unless Open Door Capital gets really inefficient finding deals I believe they will do very well.

    Question 1: How do you select the right partner(s) when building a syndication?
    An investor I know picked the wrong partner and even though the deal was great, he is miserable because his partner has no respect for him
    Question 2: When scaling up, how do you find the right team members and how do you motivate them?
    Do you pay the staff salaries + an equity stake in deals?
    If you give team members an equity stake, what does that look like?
    If you only pay them salaries while you build wealth with these deals, do they not get jealous that you are building wealth and they only get a good income?
    I bought both books already. I am just asking this here because I am not sure what was covered in the books vs the reality of building a team to tackle buying huge multifamilies

      Great questions, interested to hear other peoples take on this. My first question to your first question would be this. Is the investor you know partnering with someone to make money or to find someone who respects them? Sure you want to get on with them, but expectation leads to disappointment and super important to be clear on what the expectation of the partnership is upfront. The "Right" partner only shows up when you clearly articulate what "Right" means to you and actually share that with potential partners at the beginning. You may be looking for a step by step solution (which does exist) but without considering what makes for a solid partnership first, no strategy will help. Hope this helps :)

    I only own 97 units and am glad I only have a small team. I purchased both a triplex and a 4 unit couple months ago and looking to add more later this year. If a 100 unit came available I’d be interested but might need to borrow a little money or take on a partner which I’ve never considered

      I started with a couple duplexes and when they were showing monthly cash flow I borrowed a little and continued buying. It’s been decades since I’ve owed more than $500k to a bank but probably would have several hundred more if I had.

      same here, i emailed them and was told
      "Your order has already been shipped last Aug 19 from our warehouse to the courier and is currently waiting to be scanned. It may take a few more days for the system to process the tracking number and there might be significant delays due to labor shortages and supply issues, unfortunately. However, rest assured that we are doing the best that we can to get your books asap"
      Probably should have got the digital copy but either way excited to read the books

      Quite the contrary, the market forces investors to offer good products at competitive prices. lack of motivation to work mental health and substance abuse are what causes homelessness. ✌.
