    Realtors are trying to convince us to buy now before “prices go up even higher” but the reality we all see is that houses are sitting on the market longer and longer and sellers are having to decrease the prices multiple times before selling.

    Great video (as all videos done by Katrin). Personally I am not looking to time the market and get the house as cheap as possible. All I want is a perfect forever house. Finding an agent that will listen and actually find what I want (as opposed to trying to just make a sale) is what I need. For sure will be reaching out to Katrin soon (just need to figure out the timeline for the move).

    You're right, there's lots of clickbait TH-camrs out there. Hadn't seen the revenue. With prices continuing to increase and still about 2/3 of buyers requiring mortgages which are now twice as costly as a year or 2 ago, it seems its only a matter of time before the market shifts. Then we have what i expect to be a huge foreclosure crisis in the condo market due to the SB you mentioned. Lots of those folks will lose their homes

    Bradenton has a neighborhood of townhouses that originally listed for 350k one sold for 309 a week ago. They are offering 4.99% buy down. Paid closing and 10k in flex cash! DR Horton new construction. Would it be fair to say that prices are crashing in this neighborhood? If you add up all the incentives and price cuts? Closer to 260k when the first few sold for 350k 6 months to a year ago?

      It's not crashing...it could, but it hasn't since the pandemic...actually since the early part of 2012. Those that have waited on the sidelines have paid dearly for it. Could the market crash, sure, and it will at one point. The question is when.

    Thx for your videos. Been passively watching the 55+ condo market in Bradenton/Sarasota and it definitely seems like prices are falling. Talking about places like Glen Oaks Gardens and Ironwood. Not sure if current retirees on fixed income are getting priced out due to HOA increases or if it is something else, but certainly seems to me that prices are dropping for that segment.

    It is not as simple as crash or not. Replacement value is a good measure in a decent neighborhood. Inflation limits how much a resale market house can go down. But certain sectors may have a serious adjustment.

    This is a pretty good well reasoned analysis. But there is a potential problem with peoples income simply not keeping up including some previously pretty solid( income and pension wise) retirees.

    She has been denying the signs of a substantial real estate market correction that is absolutely coming to most if not all the FL. Markets. Look at what’s happening in North Port right now. Price appreciations of over 120% since just 2019 is not normal. They were able to get away with it b/c of Covid, but that’s over. High mortgage rates, increasing insurance rates, increased tax rates due to appreciation are going to severely cut down your home buyer pools.

    Supply and demand doesnt matter if the prices are too high.. of course there is demand.. but there isn't as much demand at these prices...
    Prices absolutely will come down. Just a matter of when.

    Price is continuing to rise b/c of increasing inflation and diminishing value of the dollar. I am building an ICF home in the Panhandle b/c I got tired of the rising insurance on my water front. Insurance on my current home went from 10K to 20K per year. This ICF home will only cost 3K per year. Further the cost of building the ICF home went from 300/sqft to 350/sqft. Prices are not coming down at all.

      We haven't even started this severe recession coming yet. They printed well over 5 trillion directly into the economy in 2020/21. The Euro futures have been inverted since Dec 2021 and treasuries since 2022, and a few .ore months will make the longest treasury yeild inversion in history. Lol. When they uninvert and they start lowering rates> this is when the Begining starts and this fraud economy stops. We should be about 6 to 8 month from the start. The full impact of all the rate hikes only begin to start this next quarter as Dr Lacy Hunt states. The pressures are building in the system immensely.

    I live in a condo here in St. Petersburg. It is only 2 stories high but it is over 40 years old. Its also a couple miles from the bay. Will the sb 4d bill force my condo association to have inspections and not allow us to defer maintenance?

      The bill covers condos that are 3 stories or higher, not 2 stories.

Are you 100% positive about the bill not affecting condos over 30 years old. I thought I read somewhere that even condos below 3 stories would have to abide by these rules if it's over 30 years old and within a few miles of the water?

    You point out inventory has not reached 2019 levels because were in season and inventory won't continue to pile up. You point back to 17 18 and 19 and mentioned prices going up. In 2017 we looked at 30+ homes and bought one in LWR for under 300k move in ready with a 3.75% interest rate.
    I understand you are trying to combat some of the crash bros and respect what you are trying to do. This area saw way too much appreciation and doesn't have the wages to support it. We are dependent on migration and it's with these prices many of those people are priced out.
    This area is already starting to correct. The builders are hiding the discounts in buy downs and upgrades. I would bet they are selling a large portion of the housing in this area so that 405k number is not true.
    The chart you used to show increases leaving out massive declines from the previous 4 years. 08 to 12.

      @@user-xj3ck5oy2x Yup but many places in FL as a whole have below 6 months of inventory. As I always say, look at the data macro and then micro (local). Macro prices are up. Sarasota prices are up also for Feb 2024 vs STLY. Each region will fair a bit differently.

      The reason I ask is because new homes are now a significant portion of sales and they are including aggressive concessions that don't show up in the price.

      @@soquick69 existing only…new construction is a bit trickier…builders may increase the base price but offer incentives to make it more appealing…some are more heavily discounting but others are playing a marketing game

    If I was a Florida real estate agent...now I would be marketing to older cash buyers in cold weather markets...that nows the time to enjoy the warm weather and rest of your life...to buy a single family home...in good conscious if I was a realtor I could not try to get people to buy 3 story or higher condos...it's like having potential buyers playing russian roulette with their finances with the unknown ahead...I guess we'll see what's the next twist and turn of the Florida real estate market?😮🤔🙏🙏

    I see what you mean about the prices rising every year during spring in florida. Unfortunately the chart you used ends in january.. have the prices risen in February and march 2024, as they have in the fast few years?
    Is that chart something the public has access to?

      The over building is incredible and we will see prices dive here 30 to 50% this next 2 years or so as this recession begins. They have and are building off a cliff!, especially rentals/multifamily. We have a severe recession getting ready to start factually!

    Certain sectors ie condos places with high maintenance insurance and property tax now. Florida is only relatively cheap tax wise. But even a retired baby boomer with decent retirement income may be in trouble in Florida after several years of these increases, plus they are getting old!

    They are building off a cliff in Florida. Sarasota/Manatee county is building off a cliff. Lol. They have built 3 times more than going into 2008. 2025/26 will be epic as things implode. No one in this area learned anything from the 07/08. We javent seen anything yet. We were going into a severe recession from 2018/19 and in the cover pf 2020s debacle, they printed 5 trillion plus into the econony directly temporarily holding up pensions/401ks/portfolios/asset and creating monsterous bubbles all over, specially sarasota/manatee county. Now the payment is coming do for this mess they created and its going to be a big one!! I was born and raised here and have had rentals for decades. This debacle will be worse than last time because its encompasses the whole economy.

    When the cost of a mortgage is 50% or more of the average monthly income we’re in trouble lol not to mention the home insurance crisis that we face here in Florida which is an absolute atrocious situation right now. This isn’t a sustainable situation. Remember that 2008 didn’t happen overnight, in fact the lowest prices didn’t come around until 2012. Prices will come down. I’d bet my life on it.

      ​@@katrinrealwell here in Plant_City, FL more and more houses are coming out for sale and almost every month or so sellers have to cut prices because there is a lack of buyers, those houses sit there for too Long, you can see drops in prices between 20k to 60 k

    The problem with realtors, though with good intentions, is that they’re mostly looking retrospectively and does not have the economic experience to provide a true analysis and prediction. We know there’s no crash now but buyers have a fear of one 1-3 yrs from now.
    Another point is to separate existing and new construction. Complete different markets in Fl.

    There’s always one tiny detail being left out. The median household income in Florida is 67000. A simple mortgage calculator will tell you most can barely afford a 260k house at these rates. I just feel bad for the people who are listening to realtors telling them now is a great time to buy. It’s also a shame if you didn’t and don’t sell your home to have to be subject to higher taxes and fees based on a market that everyone can see is unrealistic. There is plenty of inventory but the government is keeping it off of the market with all of these forbearance programs. People have been living for free for long enough.

      The data is what it is. The market eventually will crash before it goes back up again like it has for over 100 years. The question is, what will happen to prices before there is a major correction? I am not telling anyone to buy now, only if it makes sense for your financial situation.

      I mentioned that Cape Coral and other areas are seeing declines. Not all regions in Florida will be up. Not all will be down.

      SW Florida has already started crashing, as has any part of Texas not called Dallas and a lot of the suburbs around Phoenix as well. Interest rates takes a while to do what they are supposed to do, but they are having the intended effect.

      ​@@ianclifford7580Yes, the data being presented is so off that it's ridiculous. I go on Redfin and Zillow and they will say certain places are down 1% or 2% when I KNOW homes are selling for way less than that, ESPECIALLY as compared to their 2022 peaks.

    We know who the fear mongers are, they tend regurgitate the same foolishness over and over about the housing market. There's also quite a few TH-camrs that lie about the car market crashing as well. Unfortunately alot of people are not smart enough to know that these people are a bunch of fraudsters.
