So they must have found a buyer who could afford to pay over the appraisal ($320,000). 😞

Boy, this is me. I bought a house that was too big for me and will probably lose it. Home maintenance is so expensive, and sometimes, we don't factor that in, thirty years after the sale. Think of this as a stroke of good luck to save you from heartache and pain.
Money should not trade hands before the inspection. That happened when I made an offer and in the state of Pennsylvania they call it hand money. Things moved swiftly after that. I thought they would have to return the money if the house failed inspection. Thankfully it passed. The first house I purchased 20 yrs. earlier I didn’t have to give, “hand money “. This must be something new they have come up with. The next time you try to buy a house have your realtor write an agreement with the sellers that if this house fails inspection they must return your money. Don’t give up and get a new realtor.
You didn't let us down. I feel like it's just as you said. This house just was not for you. Don't give up on the Process at all. It's a learning lesson. You know what to do and what to expect. Hey love amazing transparency with these videos, I remember when we did not end up closing on our home due to not having the 3 months reserves. We too lost $$$$ wanted to have the keys in 2020 then had to start over waited a full year continued to tithe to God and surrendered the homebuying process to God and just closed on a home in 2021 days before Christmas the process was more peaceful way better area than the first home we thought we would have had. Don't give up ! Meditate on Philippians 4:19 ; Luke 6 : 38 ; Romans 8 : 28 Look at this as PROTECTION not a rejection. Remember to hearken to how God wants you to do the process, realtors are cool but you do have access to even more wisdom for your next offer it will work TRUST GOD He knows exactly what He is doing.

Im a first time homebuyer and I’m in the home buying process as well and I just paid yesterday to have the appraisal ordered… even though this hurts I know that God is still working on your behalf. It hurts because you’ve lost money and you really want to be a homeowner but God has something better in store for you. A place where you don’t have to walk in and remodel to make it how you want it… your worth more than that and so is your money. I do hope that in present day things got better for you!

Keep up with what you are doing with YNAB and your budget and just keep piling up money until you are ready and the prefect one. I have a very similar experience when we were house hunting. We put our offer did due diligence there was major issues with septic system it was a lemon house. I am so happy it didn't go through trust me the right thing will happen just keep going. There is no hurry to get a home. Thank you for being so candid with everything you are going through. I will be your subscriber for long whole haul. I can't wait to see what God does in your life. He does all things for a purpose. Just treat that money lost as a down payment to freedom from a house that was not meant for you. the way you described how from the start you felt like you were on a roller coaster and how going in to the house it wasn't exciting but more like "i can make it work".. THAT right there. i felt that too with a house and backed out because of it. now looking back, i am glad we did because we ended up finding a way better one. at the time things may seem grim, but trust GOD sees what we do not.. the future and he was actually saving you & me girl bet!

Take a deep breath, it will be ok! Just know this, if you don't have the extra money in the bank to pay for all this crap, the house may have been more of a burden than a joy, and you don't want that! Home maintenance and repairs are very expensive, for example the first week after I closed on my house I found out the wax ring on the toilet had been leaking for some time. It cost 1200.00, and I hadn't even moved in yet, but it was ok because I had that money in the bank! The market is finally starting to calm down, so maybe this was a blessing, and you will find the right house that will work financially for you. You need to LOVE the house you are going to buy, don't settle on a home, EVER! Last peace of advice, and then I will get off my soap box; Don't rush to do all of the repairs and improvements you want too, take your time (unless it's an urgent repair like my toilet issue was), NEVER SKIP THE INSPECTION, have LOTS of money saved in the bank, beyond what you need for closing costs, and do one thing at a time, AND NEVER EVER GO INTO DEBT FOR A HOME IMPROVEMENT PROJECT, pay cash only!! Stay out of debt period, live within your means! I have been in my house for almost six years, I have slowly done work and updating, each year I save money and do one large project a year, and that has worked well. I have done the driveway (8K), Bathroom (5K), New flooring/paint in the finished basement (6K), new paint in the main living area (1500, I would have done this myself, but the ceilings are vaulted and too high), new granite front steps (4K), new deck, which had to be done as the old one was falling off the house (11K). This is just a sample of the cost of home ownership, it isn't cheap. I have to get a new oil tank this year, and the price tag on that will be 2.5K. My point is if you cannot afford the expenses don't buy a house. Don't look at this as a sad situation, or a curse, look at it as a blessing, the universe saved you from a possible disaster!

I had a similar issue with the home I purchased. In how competitive this market is, I put in an offer $10k over asking. The appraisal came in 10k lower but even with that the bank did not want to accept that appraisal and requested another appraisal which dropped the value another $13k. We were able to negotiate with the seller and paid $3k over the new appraised price. Before that I had put in three other offers that fell through. It has been tough but like you said, if it was for you, it would have worked out. You took a hit but God may have protected you from so much more and what He eventually gives you will be so much greater. Hang in there!
Ask your realtor about the market in your area and see if next time you put in an offer that you can put the appraisal clause in there so that they can’t expect you to pay more than appraised value prior to accepting the offer. It will do 2 things: save you from due diligence costs and other associated teams. It may make your file less favorable but the right seller will understand.
Thanks for sharing. My husband and I have been in the same boat trying to do everything right and it still not working out for you in the end. It can make you feel like your a failure. But you are never a failure for going after your dreams even if they don’t work out. Like you said you take something positive away from the experience and you learn from it and move on. I'm a little late but I'm a new subscriber. This reminded me of when I was looking for a house. My first offer I walked away from. I didn't lose as much as you but it still sucked. After the inspection I just had a bad feeling about the house and I couldn't get rid of it. I read somewhere that you have to be at peace with your choice. I couldn't find peace with that house so I stopped the process. I'm glad I did even though it cost me a lot of money. You said in your video you where not happy after you made the offer. That is a sign that something is wrong. Maybe this was for the best. I eventually found a great house that I never once regretted. I hope you find that too
You definitely made the right decision (no matter how much the gap) to not pay more for a house than it appraised for, unless you are Warren Buffett. I know it's painful to lose that due diligence money. You are a good steward of your money, so don't doubt that more will flow to you!!!
That is just how it is. I was taken on a journey by a seller who accepted my offer and then started to do some really shady things and things fell through. Ultimately I did get a house and I truly believe I am much better off here than I would have been there. Its a roller coaster but once its done you'll love your new home even more. Best of luck!

I'm sorry that the house fell through. I lost a house in December as well so I definitely understand. I feel that our situations are very similar. I had buyer's remorse as well and canceled the contract due to the home needing $16,000 in required repairs. This is definitely a learning process and I know that there is something better for you in the future. Does your state allow you to include an appraisal contingency in the contract so you don't lose your money in the future?
Wow I hate that that happened to you. But I hope that the answer to your prayer gives you some peace. We are getting the home that our offer was accepted on appraised tomorrow and this is the exact reason we have told very few people we are even in the process of selling our current and buying a new home.

Shame on your realtor. She did not look out for you. I bought my first home in 2021. My realtor was a G. He showed me how homes were overpriced and talked me off the ledge in buying homes not worth the money even though I could afford it. That realtor didn’t look out for you at all as this is your first time through the process. Hind sight you lucked out. You don’t want to be under water on a home. You wouldn’t any liquidity out of it. You super lucked out. You gotta be at peace with a home purchase. You gotta be ready.
This is horrible! The seller should give you some of that money back. I know it's their legal right to keep the money but that doesn't make it right. Me and my boyfriend are under contract with $5k earnest money down. We are extremely nervous. 🙏🏽
Sorry to hear that you lost your house. you shouldnt buy a house if youre budget is tight. You always need to have an emergency fund set aside, fund for moving and fund for unexpected expenses for the house.

This only means that it's not the right home for you is not the right time like you said before you ask God so trust that. Everything is gonna be great you did great you know the format now just take your time. Maybe your home will be in a different state a different city. Keep your head up stay positive. That situation seems more like a scam the they already know that the house wouldn't be worth that but they know once they get the down payment and it's their money. They may do that to a lot of people. The housing market should be better soon You now also have experience so you can look at these places With an experience eye And kind of know if it's too much for what they're selling it for and what it's gonna appraise for.💚💚👊🏽👊🏽

I'm sorry you lost the house. I would had a real estate attorney working with me on that, esp being a first time homebuyer. This market has been crazy. This was probably not the house meant for you. Your spirit told you that after your offer was accepted but you pushed forward anyway. Listen to your instinct. The house meant for you is still out there. It'll come.

I started watching your videos when you were house hunting and when you explained your financial reserves, I was wondering if you were putting a lot of pressure on yourself to find something somewhat prematurely. Considering you’re not planning to put any money down and your reserves seem to be low, you could be putting yourself in a very stressful position in the future, especially considering the non-refundable due diligence monies involved in this closing. Have you considered waiting until you have 6-12 months expenses saved? You would probably feel more confident about the whole experience. Good luck to you!
Thank you yes I am in a better mindset now! And that’s a good thing to consider. I currently have a 3-6 emergency savings plus the money for down payment/ closing costs. But I know once I’m a homeowner I’m liable for everything so it wouldn’t hurt to have more saved!
I'm sorry this happened to you. But I just sold my house in Florida, and as a seller I will tell you that sellers always list their houses for more than they actually want. That leaves room for negotiation. I would never, under no circumstance, offer more than the seller is asking.
Your agent should have written an appraisal contingency into your contract, and then you would have been able to get your money back! Change real estate agents, just my opinion!
First off you didn’t let anyone down. You don’t want to be stuck in a home you don’t absolutely love. Sellers are so greedy right now. When does your lease end? Are you able to save your $7000 back up before then?
Hi, as a Realtor, I am having a hard time seeing why you lost your money. Did you not have a financial contingency in place? If the bank is not willing to pay for the home, then you can't get the home. You were not supposed to leave your money. The only thing I can think of is you guys let the contingency run out.

To complete the deal, you should have borrowed from family or friends or taken out a personal loan of $25000. Only $7000 difference? the deal should have gone through.

It's okay hun, if you are a Christian, you would know that home wasn't meant to be. The Lord has something better in store for you. Be patient and trust in God with all of your heart. You will eventually get what you want in God's timing. Blessings.
This is partially your real estate agent fault too for not advising you better, ultimately it's up to the buyer if you want to offer more than asking but your agent should also run the comps tax records etc and know that the price it's listed for is way higher than what it's actually worth. This is pretty typical though sometimes the appraisal comes in a little bit lower, but that big of a difference I would walk away too because you're gonna already start out with negative equity in the home. Most sellers when the appraisal comes in that much lower they will work with the buyer especially if it's an FHA or VA loan because that appraisal then is locked in with that property for a while. But unfortunately, they may have had other offers and somebody else would be willing to come in a little bit higher.
I’m new to all this but if the house is worth 320k I ain’t got no business paying more than what it’s worth. Shoot that extra money better have that all other stuff in the house fixed up to be worth 340k lol. But yes adulting is something. I’m still adulting like that one girl said, “why I gotta register the car again? We do that every year? Why?! Why do I need to pay money again I already registered the car” lol. But anyways you’ll get the one you want. God knows what you want keep praying keep asking for guidance once he implants his plan it’s better than what we wanted.
I don’t think sellers should be able to accept buyers due diligence until they are honest with the buyer about the appraisal and what’s it’s worth. Not telling buyers this upfront but taking their money is bullshit.

It cost 1200.00, and I hadn't even moved in yet, but it was ok because I had that money in the bank! The market is finally starting to calm down, so maybe this was a blessing, and you will find the right house that will work financially for you. You need to LOVE the house you are going to buy, don't settle on a home, EVER! Last peace of advice, and then I will get off my soap box; Don't rush to do all of the repairs and improvements you want too, take your time (unless it's an urgent repair like my toilet issue was), NEVER SKIP THE INSPECTION, have LOTS of money saved in the bank, beyond what you need for closing costs, and do one thing at a time, AND NEVER EVER GO INTO DEBT FOR A HOME IMPROVEMENT PROJECT, pay cash only!! Stay out of debt period, live within your means! I have been in my house for almost six years, I have slowly done work and updating, each year I save money and do one large project a year, and that has worked well. I have done the driveway (8K), Bathroom (5K), New flooring/paint in the finished basement (6K), new paint in the main living area (1500, I would have done this myself, but the ceilings are vaulted and too high), new granite front steps (4K), new deck, which had to be done as the old one was falling off the house (11K). This is just a sample of the cost of home ownership, it isn't cheap. I have to get a new oil tank this year, and the price tag on that will be 2.5K. My point is if you cannot afford the expenses don't buy a house. Don't look at this as a sad situation, or a curse, look at it as a blessing, the universe saved you from a possible disaster!

I had a similar issue with the home I purchased. In how competitive this market is, I put in an offer $10k over asking. The appraisal came in 10k lower but even with that the bank did not want to accept that appraisal and requested another appraisal which dropped the value another $13k. We were able to negotiate with the seller and paid $3k over the new appraised price. Before that I had put in three other offers that fell through. It has been tough but like you said, if it was for you, it would have worked out. You took a hit but God may have protected you from so much more and what He eventually gives you will be so much greater. Hang in there!
Ask your realtor about the market in your area and see if next time you put in an offer that you can put the appraisal clause in there so that they can’t expect you to pay more than appraised value prior to accepting the offer. It will do 2 things: save you from due diligence costs and other associated teams. It may make your file less favorable but the right seller will understand.
Thanks for sharing. My husband and I have been in the same boat trying to do everything right and it still not working out for you in the end. It can make you feel like your a failure. But you are never a failure for going after your dreams even if they don’t work out. Like you said you take something positive away from the experience and you learn from it and move on. I'm a little late but I'm a new subscriber. This reminded me of when I was looking for a house. My first offer I walked away from. I didn't lose as much as you but it still sucked. After the inspection I just had a bad feeling about the house and I couldn't get rid of it. I read somewhere that you have to be at peace with your choice. I couldn't find peace with that house so I stopped the process. I'm glad I did even though it cost me a lot of money. You said in your video you where not happy after you made the offer. That is a sign that something is wrong. Maybe this was for the best. I eventually found a great house that I never once regretted. I hope you find that too
You definitely made the right decision (no matter how much the gap) to not pay more for a house than it appraised for, unless you are Warren Buffett. I know it's painful to lose that due diligence money. You are a good steward of your money, so don't doubt that more will flow to you!!!

That is just how it is. I was taken on a journey by a seller who accepted my offer and then started to do some really shady things and things fell through. Ultimately I did get a house and I truly believe I am much better off here than I would have been there. Its a roller coaster but once its done you'll love your new home even more. Best of luck!

I'm sorry that the house fell through. I lost a house in December as well so I definitely understand. I feel that our situations are very similar. I had buyer's remorse as well and canceled the contract due to the home needing $16,000 in required repairs.
This is definitely a learning process and I know that there is something better for you in the future. Does your state allow you to include an appraisal contingency in the contract so you don't lose your money in the future?

Shame on your realtor. She did not look out for you. I bought my first home in 2021. My realtor was a G. He showed me how homes were overpriced and talked me off the ledge in buying homes not worth the money even though I could afford it. That realtor didn’t look out for you at all as this is your first time through the process.
Hind sight you lucked out. You don’t want to be under water on a home. You wouldn’t any liquidity out of it. You super lucked out. You gotta be at peace with a home purchase. You gotta be ready.

Sorry to hear that you lost your house. you shouldnt buy a house if youre budget is tight. You always need to have an emergency fund set aside, fund for moving and fund for unexpected expenses for the house.

This only means that it's not the right home for you is not the right time like you said before you ask God so trust that. Everything is gonna be great you did great you know the format now just take your time. Maybe your home will be in a different state a different city. Keep your head up stay positive. That situation seems more like a scam the they already know that the house wouldn't be worth that but they know once they get the down payment and it's their money. They may do that to a lot of people. The housing market should be better soon You now also have experience so you can look at these places With an experience eye And kind of know if it's too much for what they're selling it for and what it's gonna appraise for.💚💚👊🏽👊🏽

I'm sorry you lost the house. I would had a real estate attorney working with me on that, esp being a first time homebuyer. This market has been crazy. This was probably not the house meant for you. Your spirit told you that after your offer was accepted but you pushed forward anyway. Listen to your instinct. The house meant for you is still out there. It'll come.

I started watching your videos when you were house hunting and when you explained your financial reserves, I was wondering if you were putting a lot of pressure on yourself to find something somewhat prematurely. Considering you’re not planning to put any money down and your reserves seem to be low, you could be putting yourself in a very stressful position in the future, especially considering the non-refundable due diligence monies involved in this closing. Have you considered waiting until you have 6-12 months expenses saved? You would probably feel more confident about the whole experience. Good luck to you!
Thank you yes I am in a better mindset now! And that’s a good thing to consider. I currently have a 3-6 emergency savings plus the money for down payment/ closing costs. But I know once I’m a homeowner I’m liable for everything so it wouldn’t hurt to have more saved!
I'm sorry this happened to you. But I just sold my house in Florida, and as a seller I will tell you that sellers always list their houses for more than they actually want. That leaves room for negotiation. I would never, under no circumstance, offer more than the seller is asking.
Your agent should have written an appraisal contingency into your contract, and then you would have been able to get your money back! Change real estate agents, just my opinion!
My realtor at the time said if I did the appraisal contingency, that my offer wouldn't be competitive enough... lesson learned!!

Hi, as a Realtor, I am having a hard time seeing why you lost your money. Did you not have a financial contingency in place? If the bank is not willing to pay for the home, then you can't get the home. You were not supposed to leave your money. The only thing I can think of is you guys let the contingency run out.

This is partially your real estate agent fault too for not advising you better, ultimately it's up to the buyer if you want to offer more than asking but your agent should also run the comps tax records etc and know that the price it's listed for is way higher than what it's actually worth. This is pretty typical though sometimes the appraisal comes in a little bit lower, but that big of a difference I would walk away too because you're gonna already start out with negative equity in the home. Most sellers when the appraisal comes in that much lower they will work with the buyer especially if it's an FHA or VA loan because that appraisal then is locked in with that property for a while. But unfortunately, they may have had other offers and somebody else would be willing to come in a little bit higher.

Shoot that extra money better have that all other stuff in the house fixed up to be worth 340k lol. But yes adulting is something. I’m still adulting like that one girl said, “why I gotta register the car again? We do that every year? Why?! Why do I need to pay money again I already registered the car” lol. But anyways you’ll get the one you want. God knows what you want keep praying keep asking for guidance once he implants his plan it’s better than what we wanted.
