    Providing basic feminine hygiene products we rarely have to restock but those that use them in a pinch always let us know how much they appreciated it. It also helps us prevent unintentional staining on furniture and linens. We learned this by experience of course pretry early on 😅

    Our number 1 comment is about the beauty of our log home, #2 is cleanliness…the word “absolutely” and “immaculate” are most common; #3 is beautiful riverside location; #4 is “incredible well stocked” (we include almost EVERYTHING as standard (toiletries, laundry supply, cleaning products, bug spray, sunscreen, bear spray, A-Z spice cabinet, multiple oils, sugars, teas, coffees, vinegars, foil, plastic wrap, parchment, wax paper, ziplocks…the list goes on and on.); #4 is great internet; #5 is all about great sleeping comfort. Each guest also has complimented us on being great hosts, but we set out from booking to post stay to deliver our best selves to each guest. We do this through engaging conversation from the get go and providing a comprehensive and robust Welcome book at minimum 30 days out from guest arrival.

      @@dentellier Best way to do that is to know that it is our part time home. I hate packing or buying everything every time…so I just have it there and leave it there. This OF COURSE excludes personal items…those leave with us. Now imagine I, the owner have been in residence and I leave tomorrow morning with just my suitcase and cooler of used food, and you arrive at 4 to start your stay. It is all there just like a full time home. I keep new small condiments from the Dollar store in the pantry, a couple emergency meal items like spaghetti sauce and noodles, tuna, Knorr dinner sides, Mac n cheese, cookie mix, pouched hot cereal, microwave popcorn, cans of soda even a couple beers, canned soup. We just communicate our need it, use it, deplete it, replace it rule. I just left last Monday and I will be back in two weeks. There is nothing on my “Need list” other than fresh foods, my clothes and me. I took inventory of the tea and coffee cupboard…I have over 600 bags of tea consisting of about 50 varieties. I drink a LOT of tea (~6-8 per day) and I’m fickle so I want you to enjoy it too. I added a “Starter Bar” this year ( pints of vodka, gin, whiskey, rum & tequila) and1 liter size mixers of club soda, tonic, cola and sprite. The sign will read “Crack it, replace it with new” with the phone number and address for the drive through liquor store next to the grocery store…you call your order in and pick it up all ready to go. Not concerned for liability…our minimum age is 25 and it’s in the house, not sitting on the porch. We added a picnic basket, a hiking backpack, reusable water bottles, an additional bear spray and we are getting trekking poles for this upcoming season as well. Next year I want to add basic fishing poles, reels and gear. And we will most likely be living there in the new guest house in the summers so we may also add guided adventures up into the mountains in the side-by-side ATV to couples who book or hunting guests in the fall. I was only disappointed in guests twice so far. 90% have respected our “overstocked” house and even left other great things behind as gifts to the house. There was even 6# of Costco vac sealed meats in the freezer last fall that was not there in June. So BEST advice…live in your unit yourself and figure what you are missing. Then find safe hygienic ways to offer it. (Spray deodorant non scented, single wrapped toothbrushes, mini toothpaste, aerosol toiletries, sunscreens, bug sprays, first aid…). It is literally a three hundred bucks a year that makes the difference and pays big with great reviews. AND if you really have no idea what a luxury stay feels like…try to book one night in the best hotel you can find in your greater area to become inspired.

      @@fraveglie1 It is a natural quest as our VRBO is our part time home. We strive to offer the same stay quality that we enjoy while in residence. It helps the guest immerse themselves in nature and truly allow the healing properties of the wilderness to saturate their being and hopefully bring friends and family closer together. With the amounts of money people pay, and how hard they worked to earn it, delivering a great experience is owed them. We appreciate gracious living to a point that I believe even if we had a budget beachside condo for two, it would be a special property.

    I wouldn’t have thought about different pillows! I’m so glad you mentioned chargers. I’d also add that an outlet or lamp with an option to plug the usb end is super helpful instead of (or in addition to) the standard wall outlet. As someone who used to regularly travel internationally, this was easily one of my favorite things because with meant I didn’t have to deal with a bulky converter. Speaking of, a universal plug converter would be a nice touch! (But not necessary)

    Thanks for the great video. The most talked about amenity in our airbnb is the hot tub. Everyone mentions it. More people than you might think talk about the art collection, and some people mention the throw blankets we have by the door to the deck. People are very gracious here and always happy with the place we have. We're very lucky.

      Well the High Speed internet is a need in my apartment I rent the rooms separately plus I live here with my cat.
      I provide my guest with Toiletries, snacks and drinks, hairdryer, a workspace and phone chargers.
      Also I have a station with plenty of books they can exchange for free in many languages, maps and panflets with local activities.
      I live in La Palma Island in Spain.
      May I tell a problem that I am regularly having and have no idea how to fix??

      That's great! Sorry, haven't seen your replies till now. TH-cam doesn't show me replies to replies unless I search for them! A house manual binder is a great idea. You can find lots of neat formats on Etsy. Make it look pretty and share helpful information as well as the rules. I also find a "Welcome" Sheet on the fridge works well - with the wifi, house rules, and some helpful tips.

    I can absolutely attest to the fact that guests react most positively to the smallest details! Thanks for your videos, they're always helpful. I offer a lot of high-end amenities (hot tub, saunas, in-room Swedish couples massage, concierge service, full kitchens, pool table, darts Library, luxury all in a perfect environment) but it's the little things that people don't expect that get a lot of the focus in the reviews.

    If you have an Airbnb, and you’d like to put an arcade cabinet in it, I do a pretty nice build for Umbrella Arcades. Its a modern, wall-mounted unit with most of gaming history pre-installed. The cabinets are hand-made in PA using powder coated steel.

      It’s going quite well, thank you. To my surprise, I’m increasingly selling the commercially oriented “Classic Arcade” model over the “Gaming PC” model. It’s cheaper, simpler, and extremely user friendly, so there almost nothing a tech-unsavvy person can really do to cause maintenance.
      The current challenge is actually speeding up production to meet demand, but we’re moving in the right direction there as well, so I’m hopeful that I can get ahead of my order queue within the next several months. If you do ever decide you might like to test one in your own rentals, I would be happy to provide a discount, and perhaps a referral link if you were to feature it in one of your videos.

    Have you found guests keep the charging cords or cleaning supplies? Do you have a note posted saying something like:
    “Welcome! Please make yourself at home.
    “The snacks and food are a complimentary gift to thank you for staying with us! Enjoy.
    “There are charging cords in the top drawer of the kitchen island (whatever it is) available to borrow, is case you forgot yours at home.
    “Should you need to use cleaning supplies during your stay, they are located under the kitchen sink.”

      Yup, that is all good to say. I also label the charging cords "Please do not remove. Property of the suite". You an also leave a note with the bathroom amenities (e.g. toothbrushes, etc). These are not hotel freebies, please only take what you need and leave the rest for future guests.
      I've not heard of guests taking cleaning supplies!

    Do you have suggestions on brands of pillows?
    Personally, I love down pillows and comforters. Would this make an air bnb seem luxurious and comfortable... or could it cause issues, as some are allergic to down?

      Hi Anastasia, thanks for the question. Down pillows and comforters are definitely very nice! As you mention, it could be an allergy issue for some guests. I've heard of some hosts having issues with wool duvets as well. The other thing to consider is cost. Down pillows and duvets can be very expensive. If you are a luxury listing, that could be great! Just keep in mind that some guests do damage things on occasion. Hope that helps. Thanks.

    How important is parking for Air BnN booking ? and can you charge seperately for parking on Air BnB ?

      Hi David, great question! That depends on your location and how guests arrive. If you're in a dense urban area, people may arrive by cab or transit and parking is not be an issue. But if other guests arrive by car then parking is definitely an issue! You could charge an extra fee under "Resort Fee" (usually meant for HOA fees) or Management Fees. It depends.

    hello ! I also have multiple apartments (27 ) and I was looking for a video like this, for me the big question is HOW do I collect the money ??? considering that I have check in and check out on a daily basis ?

      Price your place accordingly - you don't charge separately for those amenities. A welcome basket can be less than $5 and the toiletries should be "just in case you forgot something"... not like a hotel.

      Yup! Canadian company: www.hospitalityemporium.com/ The quantities may be on the large side though. When my operation was smaller, I used to get them from the dollar store.

    Do you have any problems with guest taking things from your Airbnb units like chargers?

      Hi Isaac, great question! It depends on the type of guest, which depends on your location, price point, etc. Generally, guests don't remove things from my listings. You could label the charger as "Property of [your name or listing name]. Please do not remove". Sometimes guests are in a hurry to leave and just grab whatever chargers they see. The label might prevent accidental removal. Thanks,

    These extras sound lovely, but we experience theft of nearly every portable extra. Charging cords disappeared immediately, pillows, hairdryer, silverware, even a lamp! Sigh.

      That is disappointing. Did you charge them for those items at the end of their stay? Do you have a deposit to cover issues like that?
