In that 3rd one in the garden there’s a spot in that corner near the swings where a small child or a pet could crawl through and fall off the edge of the building.

To be honest I’m surprised by prices sometimes as well. Central Bangkok gets fairly expensive. I’m working on a video about cheaper condos currently as there are plenty available! Cheers
@@HalcyonUniverse Most of the older ones don’t have vents, but you can cook. Just stayed at a friends condo in Nana, smelled smoke n the hallway and walked out and saw flames next door. I went down and told security, it turned out to be a cooking fire but I do t think any damage other than the hallway smelled like smoke until the next day. A little scary a day after 3 tourists died in a hotel fire in Khao San. Whatever you find make sure it has fire sprinklers. Apparently the old buildings are grandfathered in and are not required.
As the previous commenter mentioned, it largely depends on the age and build quality. Newer buildings will normally vent outside whereas older buildings...not so much.
Love Bangkok, spent 4 weeks in November , would like to buy a condo but before that I would like to sell my current condo in Pattaya -Ocean view studio on 17th floor, 34 sq meter, 5 min walk to Pattaya Chocolate Factory restaurant and the beach. Asking 2.9 M THB.
@@thebangkokguide I meant the people that think 40,000B is too much, there are many places in Isaan where you can rent for $100 and take a shower with a bucket of water. I do like that, but I also like to catch an NFL game in downtown BKK and get a hamburger or pontchatrain
I would like to, but logistics can be a tricky part of showing the full city as agencies that provide access generally operate in the more central areas. Hopefully can get access to some less central areas soon though!
The prices are actually quite affordable however before these condos can be sold quickly there are certain issues that have to be resolved first. Before buying, foreign investors have to consider issues like poor visa exemptions, unfriendly retirement visa requirements e.g 90 day reporting, poor foreign ownership rules, current smog pollution, new ETA for the purpose of tracking individuals, current news of crime in bkk post, flooding areas etc.

@@thebangkokguide Hitting on the flood areas would be extremely beneficial. This is one thing we focused on when moving expats into Manila and it was enormously beneficial. Some people may be looking to buy a condo during the dry season, and if they are in a flood area, they wont know it until rainy season. Also, most local agents wont tell them this. Some of the other things we tell expats is usually it can be better to get a condo from the 11th or 12th floor upwards. Some dont like heights, but usually if you are above that level, you avoid any mosquitos, meaning you can leave windows open for air circulation. Although BKK doesnt have too bad of a mosquito problem in the heavily populated areas (probably all dead from the pollution), mosquitos can be a problem outside of BKK. Also, if a condo is 3 or 4 years old or more, trying to get the rise in association dues can be beneficial. Some condos can raise these quite substantially....Floor to ceiling windows can be good and bad. Good for a better view, but typically they can be much hotter inside increasing electricity bills.
They are all very nice but there is one major issue for me, the price. I'm looking for a Condo right now here in Calgary and prices have recently shot up looking at around $350k for a 2 bed, 700-1,000sqft unit. That's abot $2k plus condo fees in mortgage per month. These units around the same size are almost double that !! If I am making the move to Thialand, it's because I want to save money amongst other things of course. From what I hear though, buying is not a wise decision for us would be western retirees. I would be looking for rent at very most around $1.5k CAD per month, these locations look way out of my budget.
Overall, I liked Siri most. I liked the gray tones, the pool was pretty, nice furnishings and spaces. The last one was also very nice...until that view out the window--woof! Would never buy to own in a party district, that in itself is a hard pass for me. ❤🔥🕉🕊
I just spent the last 3 weeks in Nana. Apparently I’m a very handsome man, as I could not even walk to 7-11 without getting grabbed by 1:00 several girls, ladyboys, and Africans.
Super nice with the quiet street for the area. Would have to check what’s getting built as I couldn’t see. Size of the building would definitely make a difference in terms of time to completion and potential noise.
Prices for larger 2 bedroom condos in the city center areas surprise me at times as well, particularly given the huge divide in average local incomes between Europe and Thailand.
Maybe you could also show your viewers some short term monthly rentals. I know they are hard to come by but not all of us can stay for up to a year. Thanks Cal.

It’s the main expat area so it tends to get more attention. But plenty of other great areas as well!

Soi 11 is a busier street where a lot of bars and restaurants are located. That has its pros and cons as a residential area!

All these condo units are grossly overpriced with terrible views and very high maintenance fees! AVOID!
