    Well done 20% + is amazing!! i put 85k cash into a 3 bed semi buy to let in Bury St Edmands and i thought my 10% roi was good, i am new in property, hope in a couple years to be doing bigger deals like these, love your videos James, i am from Essex but moved out to Suffolk

    Brilliant another corker! I’ve been so inspired by these videos and podcasts I’ve just completed on my second industrial property it came with a tenant only 10% ROI though so that’s a bit sloppy I must try harder next time! Thanks for the great content 👍👍

      I just realised I missed a few corker bits of detail on this video.
      1. The stamp duty was only £500 as the LTD company share value was £100k
      - huge saving, thus increasing ROI.
      - I could of acquired this property with circa 70k of cash if I wanted to, i chose to put more in to reduce the interest on the loan.

      No Sir. It’s better than that.
      The stamp was just over £500 as I bought the company, the share value was circa 100k at .5%

      Well I get that but I also think if you look at flats from 50 years ago there’s a marked improvement. I firmly believe that me investing in property has been the sole reason I have stayed in business and that has allowed me to employ 1000’s of people and stay in the game. In addition I think the UK is one of the best countries in the world to live; with some of the best living standards.

What you don't know about business doesn't seem worth knowing, you break things down so they are easy to understand. I may come accross as a troll that is not my intention. I have little to no idea what it's like now. However, I don't believe entrepreneurs of today in general are on the same level as those in bygone ages. John Healthcoat as an example. Had a lot of his lace machines destroyed in the Midlands. Not only did he move his operations to Tiverton, he took his workers with him and built houses for then. He wasn't the only one that did that. Who does that now? I like the fact you do things in house. I like the you seem to have empathy for your staff. We have to be grateful for you James and all that you do. We are all dependent on entrepreneurs to pull us up. The higher you go the higher the rest of us go.

    Was there another video for this? Also on the video that got me here you mentioned you only paid £500 stamp? I am aware if you have 6 dwellings in 1 purchase it qualifies for commercial stamp duty rates which are cheaper. Just wondering how you got it to £500?

    Just a question block A, 1.3 million wasn't for the freehold of the block ? Just the flats of which 3 was owned by other people?

      It was a share of the freehold.
      So each flat owns a proportion of freehold.
      In the edit that info was cut.

      @@JamesSinclairEntrepreneur really for it to work you needed the overall control of the freehold then you would be in control.
      Having the full freehold you probably would have been able to put another block on the car park.
      I think being able to put something on the car park was the key to that block.

    Quick question do you have 1 ltd company for all your property deals? Or do you put them in one of your other businesses ltd companies as assets?

      Multiple companies depending on the deal.
      In this case I bought the company that owns the property due to stamp duty savings.

      Great thanks for letting me know. Just for a bit of context, I own a recruitment agency. Been trading just over 12 months. If I was to buy an office for us to trade out of (we are renting at minute) would you just do it through the current trading business or set up a second ltd company to purchase it and then rent it to my rec biz?

      I did buy the LTD company and annoyingly left that key piece of info out. Our commitment to get content out means I missed the final edit of this.
      My stamp duty was worked out on the share value which was circa £100k; so .5% of that = £500 stamp duty. Huge savings.

    Word of caution. Things always seem plain sailing in these types of videos. Development finance is highly expensive and risky. That lady had no tenants, I find it hard to believe that is just because she couldn't be bothered with tenants. The area and building may not be the best and the type of tenant in that area also.I doubt very much he will achieve the £950k valuation from £650k. Banks always undervalue anyway. The fact the flats are all on one title suggests that there will probably be a lot of work, not only legal, in establishing tthem as searate flats such as with utilities electrics etc.

    Hi James may i ask your advice please, i have a freehold 2700 sq foot warehouse with 2000 sq foot yard in Halstead Essex. owned for 3 years brought £240,000 now worth £325,000-£350,000, fella few doors down things next year price will drop, i do not think so as lack of small units and lot places getting sold out to put homes on, where do you see prices going over the next year and five years pretty please????

      I think small industrial units in essex are like gold dust. Markets go up and down, I see property as a long term game. If you think decades you’ll be fine IMO.

      Or are your costs inclusive of a refinance to pull your cash back out?

      I’m a higher rate tax payer so it’s representing my net net position.
      The mortgage is 3250 PCM ( Cap and int)
      £39k a year
      Leaves 24k
      After all costs I still stand by my 15k.
      I appreciate I am paying the capital down and this is profit but in reality I really do t think people factor in all the costs; I have a lot of property and there is always hidden costs.
