The data in your video also does not include trends of which way market conditions are moving.
The trend is a flat market until at least the end of the year. With homes selling in 2 months or less on average it is still slightly a seller's market. The forecasted trend in 2024 is 2-4% growth in the housing market.

They are not planning on dropping rates for at least another year. This is not great advise presently.
If a buyer wants to participate in the housing market rebound that is going to happen when rates do drop then they should buy now. This would position a homeowner to make significant equity and at that point they can refinance at a lower rate. Inventory is very low which will cause prices to go up when rates go down.
