United Golf Resort - La Tercia.
Opened in October 2008 with a 9 hole golf course designed by Pepe Gancedo. Club House, aquatic driving range, the only one of its kind in Spain. Shopping centre, Sports complex, tennis courts, bowling green, five-a-side football pitch, basketball court and 16 swimming pools plus children play areas.
At the moment the golf course, clubhouse are shut, the shopping centre never opened but looks like the bowling green, tennis courts, swimming pools are open to residents.

Hi mate. We own a property on UGR La Tercia. It is a real lovely place with some very nice people. The Golf Course ended about 5 years ago and we have our fingers crossed that someone will invest because the Casa Club and aqua range was just outstanding. The quality of buildings is surprisingly of a high standard and the local village is only a 5 min drive. The building that you said was a Hotel was in fact call the commercial centre and was supposed to be the hub of UGR with bars and restaurants, never got off the ground. Still thanks for your video, it really is a nice community at UGR.

It looks as if they are keeping the place neat and tidy especially around the commercial center, because Spanish logic is when the economy picks up there will be investment put into the place and eventually finish everything golf course as well. Good video Shaun keep them coming.

They're still selling those apartments they're €29,950 just google United Golf Resort La Tercia Spain, some poor sod might buy off the planes but at least now they can see this video.I don't know why but I find looking at these urbanisations with huge potential interesting. Thanks for the video.

Off here in a few weeks for 7 days. Ridiculously reasonable for a July trip. Wasn't sure what to make of it really, but looks good. Great video

Hi Shaun we have stayed at UGR La Tercia and looked at a lot of apartments there before buying at Condado de Alhama. We had a super time there, the apartments on phase one are of a high build quality. As you observed the facilities are really well maintained pools, gardens etc. Total lack of commercial activity really lets the place down and was a deciding factor in us not buying there. In comparison to Condado purchase prices are even lower but running fees higher, which I suppose reflects the low occupancy. Residents have use of tennis courts, multi sports court and bowling green which you did not show. Build quality and environment slips a bit on phase two which were the first lot of apartments you showed then falls off a cliff up by the closed entrance you visited. If you looked at some of the buildings there they have cracks wide enough to place your head into. Really feel phase 1 could flourish with some commercial activity on site. It wasn't actually a problem to us but we thought it would be very difficult to attract rental guests.

Another great vid Shaun. Looks like a place of two halves - some is desolate and overgrown and other areas look well maintained with some evidence of people being there. I’ve seen some up for sale on Rightmove that look like they’ve never been lived in. I’ve heard that the banks are gradually drip-feeding the repo’s onto the market now that things are looking up. We are visiting Sierra Golf and Mazarrón Country Club on Saturday - you never know, we could end up being neighbours! 🙂

I see these Apartments being sold, on a local estate agents website here in Ireland being sold by spanish bank, property very reasonable and the apartments look large and could be very nice some need a little finishing .. they appear to be selling again and could be great in a few years ..

Expat in Mazarron I’m actually drugged up heavily with morphine, diazepam and Gabapentin; I am watching your vids but I just keep laughing for no reason and can’t remember much of what i watched - it’s great in a way because I’m watching box sets on Netflix that I’ve already watched but I don’t remember them, sweet, twice the value! Pretty serious problem I’m dealing with mate, so likely to be out of action for a fair few months. At least gives me opportunity to catch up on a bit of video editing and organising my archive, not that I’ll remember what I’ve done from one day to the next!
Looks like that place could be really nice if someone would just invest in it. Shame it's not being used to it's full potential. Keep them coming Shaun, we enjoy your video's.

Another fascinating video Shaun. I was wondering if you could do a video highlighting the Villas that were involved in the C4 documentary all those years ago and how they are now? Crazy the amount of money wasted over there. My wife wondered if you could do a tour sometime of the shop's, supermarkets and other facilities in sector 2 as it seems like most stuff's there. Obviously you can't film inside most stores but would like to get more of a picture of what's there. Thanks and we'll keep watching as we never know what your going to film next ;-)

Cant help but thinks things are done a bit arse about tit over there TBH.. Its alright building a super golf course, and thinking it will attract maybe the retired older generation to the area with plenty o ££££££'s, but seems once again to have been executed without any thought or back up plans if the desired people did'nt move to the area. Shame, as just seems yet another complete waste of money and work already implemented. Thanks 4 sharing, interesting video..

One of my concerns is that the EUSSR may get the 'bright' idea one day to start housing our 'enriching' replacements in places like that, using the persuasive power of taxpayer money. They already pay off, by proxy sometimes, hotel owners in other EU countries such as Sweden and Italy for that purpose.

Shaun you should do some homework before you make these videos .you said the golf course closed because of a lack of people rubbish the course was closed by the builders through their not wanting to continue to invest in the area, the community do not own the golf course nothing to do with not many people about.You said that the resort name has changed wrong it has always been known as UGR.Next thing is that there was never any intention for another golf course on the oposite side of the road.At the point in your video after 5.37secs this whole area is almost full with very few apartments still for sale .There is no hotel on site never was there ever going to be one the area you refer to was as you later state in your video was to be the shopping area.The meeting place is a bar with entertaiment for the residents that do stay here.Owner here for 8 years please if your going to drive round making up your own story about our resort at least do some research so that you dont just assume what is happening here .
Many thanks for your comment and information but as I did explain in the beginning, I had no information on this place and since being here in Spain trying to find information is very hard and what I did get, was some information from the local forums being true or untrue. I also stated that anybody living here can add in the comments below the video which some have already. The other golf course has no information at all, not even on the map or could it have been the next phase? I would be making no videos if I spent hours trying to find information on these places I visit but understand your point. Thankfully the next 2 Golf Resorts I'm showing, someone lives there.
