Hey Jennifer, I have a question about refinancing loans. I bought down my rate to 5.75 when we bought in 2022 using a VA loan. Our payment is getting tough and looking to get a lower house payment. How do refi rates follow a 30 year or 15 year fixed rate? Also, when do you think would be a good time to look into potentially lowering my payment.
You would not want to refinance into a 15 year as that’s just going to give you a higher payment. You would be looking at a 30 year VA loan but right now rates aren’t low enough to make a solid impact. We got a VA loan back in March, tried to switch to you guys but it would have pushed closing. The house has significant issues that the home inspection should have picked up at the very least the va appraisal. This house should not have gone VA. Wondering if there is any avenue that we can take. The whole foundation needs to be jacked up major cracks in walls and ceilings, decks literally falling off the house when they should have been not attached in the first place since its a manufactured home. Is there someone we can call to help, or are we up hill without a paddle? Thank you for any help.
I am surprised a structural report was not done. We always require a structural report is there is an attachment to a manufactured home. Email Cj on my team and he can weigh in cjg@rate.com He is on the phone with me as I type this.
With any market, it depends on the price point you’re in and how much inventory is in that market. I always tell people to pay attention not to whether it’s a buyer or seller market but what suits them. Is there a house that you want to buy that you can comfortably afford? If the answer is yes buy the house. If the answer is no, don’t buy the house. If it’s a sellers market, but you find a house that you like that you can afford you shouldn’t skip it. Just as if it’s a buyers market and you can afford the house but you hate it, you shouldn’t buy it. And if you can’t afford the house, don’t stretch

Yeah the swing from September to now is dramatic. I think lenders, myself included, learned from that how brutal the volatility could be this year and moving forward Lock and shop is back in play
