    There is not a shortage of available single family homes. There is a shortage of affordable single family homes.

      I agree with that AND we also have a shortage of single family homes due to homeowners not wanting to sell because of their low interest rate.

      @@LIVSouthFlorida there's some truth to that. Although. I believe that even if the interest rates were lower many people who currently own these now overvalued homes Still could not afford to buy their own homes at its current price.. so again. The issue is affordability. Not availability. I make good money.. im in the market.. first time home buyer.. I can get an fha with the low rate.. im seeing lots of great homes.. im see none that are a great deal cost wise.... if I cannot get a good deal I don't need to buy a house.. period.

    From Sarasota down the coast, there is a ton more inventory in the 300-600 range than there was 6 months ago. The prices are still too high, so I expect this inventory to stack up, especially given the insurance issues. I’m seeing listings bought a year ago, being listed now for no profit. It’s not a good sign.

    Great video, with solid stats to back up your opinion.
    I would have liked a deeper analysis on mortgage rates and the stubborn inflation rate (still far from the FED target). I can’t see any drop in housing prices in the long term if inflation remains high.

    @LivSouthFlorida you're not showing us the numbers of foreclosures in the last 6 months... Has this number been gone up or down.... How much has the insurance rate climbed over the last year?.... In this video you didn't provide basic information for the home buyer

    Buyers will now wait for interest rates to drop, removing those buyers from the market...It will take time for inventory to fatten up.
    Give it 12/18 months.

      Buyers have been waiting for rates to drop. 2024 sounds a little promising from everything I've read and watched regarding rates coming down. All it will take is rates to come down and watch the buyers start to flow back in. Currently we're around 4-5 months of inventory. Curious to see how it all plays out.

    Coorporate investors, million to billion dollar investors with all cash in South Florida home prices triple plus. Example a 2/2 under 1000 sq/ft out side of Little Hati $1.6 million ... Greed but thats the American way.

    Because people still need homes! I just paid full asking in Jacksonville Fl. If you’re waiting on the side lines, you’re gonna be waiting a long time and that lines gonna be long!!!!! Better get one now! Inventory is low

    If demand was greater than supply house prices would be increasing.
    Instead, listed houses for sale days on market is increasing.
    Houses for sale are getting bigger discounts.

      In most of the country that’s right. Buyers are still buying.. marrying the house but dating the rate. Right now, our buyers are 60% cash that are buying here in South Florida. They’re coming from different states.
