Nice rendering of Southern Living’s Beach House plan.
The house has room for a single or couple. Removing the unnecessary fireplace would give more flexibility for furniture placement and permit the TV to be at a sensible height. The kitchen is small, but there is a pantry closet to provide storage. I would eliminate the stool seating and place a table against the peninsula. Closet space in the bedroom is totally inadequate, and accessing the bathroom only through the bedroom is not a good arrangement.

This is almost perfect. Thank you for not over loading the home with too much furniture. At least the bathroom is not near the kitchen. Leave the fireplace for me.
Though small, it's cute as a button. Just wish it was a little bigger with 2 bedrooms, 2 bath.

Nice! I'd ditch the entry closet and put the washer and dryer there facing the bedroom closet ~ which would allow for either a larger pantry or more cabinet space in the kitchen. I've lived in a tiny home for years, and kitchen space/cooking ability becomes a top priority.
This is a very similar floor plan to what we have. Now, we're retired and we don't have/want a tv. We're gaming geeks. Our 'living room' is an L shaped desk that would start at the front door and wrap around to the end of the sofa in this home with desktop to ceiling shelves and under desk wooden filing cabinets. In the center of the L is a mockup of a town from our favorite game with an aquarium underneath ~ and the river through the town is part of the pump/filter system. We do have a wood burning fireplace/insert in about the same location. The kitchen has no open shelves (we have cats and a dog) as I dislike dusting intensely lol. The only cabinets are under the sink and wall cabinets, everything else is drawers (better for my old back), and I have a wall oven (again, to cater to my old back) and a cooktop. One entire wall is floor to ceiling cabinets specially built for canning jars. Our second door is in what is the bedroom of this home. We're both experienced with wood work so we built everything but the appliances and fixtures ourselves. We also have a front porch that is very similar to this home.

If I could convince my husband, I'd live in this house. Now, the door that goes out back from the kitchen would be attached, by huge laundry room with one washer and two dryers a folding table and a place to iron. From that would be a three car garage.

Nice from the outside but the inside is nothing else but a holiday let. Even a well planed tiny has more storige.

Is that a gas fireplace? There is no chimney. I really like this house, as long as no one visiting or doing work, needs to use the Private bathroom. : )

As an aging person, I look for designs for my final home. This would be about the size of my little house with some tweaks. Remove the tub for a flush floor shower. Make it accessible from the public spaces. Remove the TV and fireplace. I would replace the decorative stove fan for more closed storage on that wall. I wonder if moving the sink to the same wall as the stove and making a rolling island would better use the space rather than a corner cabinet. It might allow for a small dishwasher.
I agree many designs seem to lack utility space for AC, furnace, and hot water tank and seasonal storage. I wouldn't want to have to rent a storage unit for those occasional needs, and I live in a cold climate so a shed won't suit.
