If you don't keep law makers busy on something else, they will make such laws in their pass time. If you ask how a country like Korea rose to the top, from ruins , in just 50 years, the answer is visionary leaders.
I guess the land law would have kept the prices in check. I will live in a 500 Sq Ft apartment all my life but now its like a disadvantage. There's no level playing field. People who have had late career growth, people being born now or even a couple decades ago have absolutely no way of making a property just for themselves to even take a dump now. I see these big areas with multi decade old properties where 4 people live in 10000sq ft space. I dont think that makes sense. They should have advancement but real estate is a limited resource. Everyone should have access to it because the resource belongs to the planet.
What should happen is removal of FSI limits etc. and do only zoning at Govt end. Allow people to do this with freedom and there will be enough quality housing at different affordability levels. We waste way too much vertical space in India. 50-100 floor buildings should be normalized.

That law was so draconian that it made sure that no infra development happened in any city in the country, the houses were small, the facilites provided were worse, and that law was made looking at the soviet union, it's a communist law. They are now dead, and this world dosent owe you anything, if you want something you have to earn it. Most of india already lives only on handouts from the government.
if you pay 10k salary to civil engineer and 2 rupees per sq.ft for structural engineer u can build mall and prestige group sucking blood from civil and structural engineers hard work
