    After having extensive electrical work done in two properties over the past two years.
    First was in a 1940's miners cottage and other in my PPOR built in 2012 and I'm my experience a $3k budget for electrical doesn't get you anywhere other then fixing less then the bare minimum!
    Even less if you require a switchboard upgrade to RCBO's or even the current smoke detector standard. This will cost you in excess of $1k for very basic standards to be met.
    Depending on the age a significant upgrade would be required for solar or a EV charger.
    Is there an active water bond ? Earth bond? Does the properties current electical have an earth cable to each device? If not your in for a costly surprise to meet the current AS3000.
    Depending on your scope of works I'd say $3k for electrial is going to cover next to nothing / very little depending on the property of course, unless it's for 'disconnect / reconnect' type of work during the reno's

      As someone who used to work as an electrician I agree, I would allow 15-20k minimum, however it will be interesting to see your quotes/cost when the time comes. My brother in law just had a deck done which was built in underneath and that alone was 15k for the electrical and it wasn't anything major, around 4k in fittings and 11k labour for 4-5 days work for 2 tradies on site. I have worked on a few homes that had been raised and the lower end cost may not always meet legislative requirements, the one I was involved with had sag in the overhead lines which was an electrical safety issue, WHS/Electrical safety office got involved due to a dodgy electrician not changing incoming mains..

      To rewire my Queenslander this year in Yeronga, the cost was 13k, and most quotes were in the 16-20k region!

      Yeah this was just for the raise the other electrical costs were captured roughly in the the "fitout" budget.
      I'll let you know, hopefully 20k does the job for the whole house

    I think the $352K budget is very modest for what you are getting - based on current material and labour costs. We have had quotes (not owner builder for $350K for our reno of our existing 150m2 footprint QLDer in Brisbane. No raise and build under, no pool BUT does include a carport and driveway. Flat block. I'm hoping we can get ours down to more like $150K). Good luck! Looking forward to watching the Reno unfold

    Really love your plans! Excited to see it unfold. We got quotes to do something exactly like this to our very similar house for over $600 000 😅.

    I reckon the slab will be cheaper (by a fair amount), which will offset the plumbing and electrical costs been somewhat higher.

      Yeah the idea is to over estimate, and hopefully come in a fair bit cheaper!

      @@lukewiles1 My 70 sqm slab plus 3x10m driveway came in at 22k recently. Concrete prices have raised a bit since (mine was done in March) Depends on how much elevation you want off the ground (go with more over less, helps prevent any storm water flooding, which is quite common to get with build unders) and how big the slab is. Engineering will dictate a lot of this. Pretty deep edge beams are required for slabs on house raises. Be sure to add a termite barrier (less effective to do after the fact). Think about slip drains and storm water around the house before you put the slab down. You'd be surprised how many town planners, plumbers, and engineers ignore this.

    Hi Luke, thank you so much for sharing your renovation project, its been bery helpful.
    We are about to embark our own owner builder knockdown and rebuild. My husband is on the process of getting a owner builder permit ( not a builder licenced)
    Can you please let us know which bank did you use to lend you the money as most of the bank dont finance an owner builder not being a licenced builder.

    toilet rental $25-60 pw
    temp fence hire $5-20 pw
    do you have a disconnect line item or is this in the plumbing and electrical reconnect
    you will likely need more money for site clean up because the site will likely need re-leveling at the end of all the tradies doing their work

    Gosh, it does sound like a lot of money when you take into account storage and moving and renting elsewhere. It's unreal the costs. I get why people kdrb
