Hi, as a hardwood floor specialist here in Virginia, we tend to run our floors vertical with the front door. It adds depth to the living room or hallway when opening the front door essentially making the area look larger. Horizontal like you have in the home tends to cut away from the large room feel.
Min 15:10 I believe those aluminum separations in the stucco are called expansion joints and are used for the stucco to expand and contract so it doesn't crack all over the walls.

As long as the layout and mathematical design doesn't allow the neighbors to see directly into your home then it's ok. Technological wise, it's easy to install window dimmers. Making it impossible to see through the glass anywhere in your home. Besides, The law departments have high tech listening devices or thermal imagers or such to be nosey anyways so why complain. This is a beautiful house.
Watching this from my 40 yr old, 900 sq ft apartment in San Francisco...these homes are beautiful (that pantry is the size of my entire kitchen) but damn, I don’t think I want to live in the middle of the desert...but to each their own. Thanks for sharing these tours!
Beautiful home and I lived in a Toll Brothers townhome for a couple years and it was upgraded which is a good thing not standard lol. I don’t want educational videos when touring the models because I just love to see ideas and gorgeous design features and love to dream of living in a fully upgraded home like this. This is NOT a MidCentury design, it is a modern or soft contemporary. MCM is a distinct design aesthetic that reflects back primarily to ‘50s-‘60s residential design and it doesn’t in any way shape or form resemble this 21st Century house. Still, I like your content.
You can respectfully disagree all you want but I’m an architect specializing in residential design and have a wee bit of education as well as an extreme interest in domestic architecture styles and have worked on several post and beam “Eichleresque” homes in California. I regularly go to Palm Springs Modernism week, I live on a block with several MidCentury homes. I know MCM.

My favorite house was, I said was the Plan 3 home (5,032 sq.ft, in Lake Las Vegas/Lago Vista by William Lyon homes; but now I don't know I think that The Spring by Toll Brothers bit me and I'm sprung now. This home is Go'geous as you'd say. I'll get up to talk n plan with you on this sometime in 2020. This home is in my 2020 vision and it's mine. I'm in preparation right now, but you're my realtor okay; and I'm an Interior Designer. I got plans for this home. I love your tours; you're doing very well. Stay blessed
Just came from a $200,000,000 ranch tour that featured its own planetarium, 72 room resort, 2 restaurants, a helicopter with pilot and its own mountain...this seems so much more affordable...would love to move back to Vegas in this home when I make it big.
You have the planks running the direction of the main focal points of the room in this particular home. Plus it depends on the overall design of the home. It’s a play on tricking the eye to 1. Creating balance in the space like playing up the height of the room and 2. Focus on the bar, fireplace and kitchen seamlessly.
June Viarruel they may not be cheap; maybe a little plain for this style. I would have done maybe a ebony to a more grayish style with more graining detail to match the black and gray tones of the home and they still would have been neutral with impact. So I could add other colors as mood changes and it would still look awesome. Just my design eye to it.

I don’t know why but out of all the million dollar houses i’ve seen, I honestly like this one which is under a million. The house is big but not to big where you can’t utilize all the space.
You might want to keep some hand sanitizer on you. I've noticed you've been coughing and under the weather lately. You seem to touch a lot of surfaces and items in these homes. Even though it looks clean, I'm certain they aren't considering the foot traffic these model homes have.
Chak you're the best realtor out there doing home videos, I've watch other realtors, and they don't explain anything, they only introduce them selves and a short view of the home, they are so boring! You are the bestest, keep it up, aloha from Hilo,Hawaii. PS. We visit Vegas once a year, sometime twice. One day you'll be my realtor.
I do like the whole package. TB has outdone themselves. Do not know the name of the planters. I will be doing my loft style townhome in a similar style to this and william lyons. My place has 19 foot high ceilings in the greatroom.

How the models can use such materials in a balanced manner which wows. It is masterful. These models are masterpieces. Your vid brings out the detail very well. One can learn a lot about interior design by just studying these models. This development pulls a lot from Toll Bros Altair development in Irvine CA. And yes TB is one of my favorite. I have to see these and experience them in person.

(Largest and 2nd largest cities in Canada) Many foreign investors in Toronto and Vancouver are from China. However, they are purchasing New Con Condos not homes like this one. Toronto prices are more to do with the incredible economic fundamentals in the city that make for such a thriving Real Estate market
We just bought Toll Brothers in San Diego - everything is an upgrade. Bare bones for Americas luxury home builder. Just to have standard medicine cabinets is over $1k. Great floor plans tho!
You are asking about the contrast lines in the stucco, those are Control Joints, to help with cracking in the stucco, they are not really for decoration, but for purpose, but good designers make them part of the asthetic of the structure, and they essentially become decorative in look.
I would never live in a house like this! Those windows would make me feel too vulnerable. I would only buy a house like this to throw all kinds of parties and cookouts at, but considering how close they are to the other neighbors houses I wouldn't even buy it. This kind of house would probably be more fit for a single man who likes do date....a lot.

Pointing out upgrades, construction issues. housing units (like the air conditioning, soft water and tables water heater) and appliances are all really good educational stuff that I want to know before I buy! I know a few things about houses and home construction. In fact , I have built many. I have watched many realtor videos on new construction and NO ONE does a better job at showing a home via video then Chakits. Most have no sense of flow and focus too much on a fixture or decorative item in the home instead of the actual home and construction. With a consumer, now more then ever using media platforms, a great realtor needs to know how to show a new home to the buyers eyes to see their dream ,as if they were walking through the home themselves. From the hundreds of relators across the USA and Canada that I have viewed, ( even the swanky ones miss the mark ) the one that always excels at capturing this beautifully is Chakits .

Love the flooring on the first floor. I think it's fine to run the flooring that way because the space is so large. Otherwise, I would agree that it should run the same way as the kitchen island.
I love this home but I've said it before you give the base price and say this is an upgrade so is this. Please tell us the as is price of the home you are showing everything included. Thanks love your videos
I walked thru these homes in September. They are fantastic. But remember that Toll Brothers pulls out all the stops with these decorated models. They usually include items that are not even available to order as an upgrade. Don't ask me why they do that. But when you enter the model, there is a placard on the wall that details what is standard, what are options, and what is not available. So it is often not possible to duplicate their model homes. Now when the development sells out, they will sell these model homes and you can pay their asking price then. But there's no way of knowing how much that might be. All depends on market conditions at the time. I would guess this model will go for well over $2M. When Chakits says upgrades are 20% to 30%, what he means is this is what Toll Brothers says the average purchaser who orders a home generally spends on upgrades over the base price. That doesn't mean that what you're seeing in the decorated model home is 20% to 30% over the base price. Far from it.
Houses are waaayyyy too close to one another for the price, and I don't care for the no-fencing between your neighbors in the backyard. The interior is gorgeous though
Typically wood flooring (planking, strip flooring etc) is laid perpindicular to the floor joists for best flooring support and this determins the direction of the finished boards.

Yeah. Knowing the price for the home as it is right now with all the upgrades would be nice. Neighbors are just waaaaay to close though. Need a fence ,partial fence, glass something between.
After watching this video I went to go look at this model today. It's very nice but the Arnight model next door to it is even better believe it or not. There is a security gate, Casita and a spiral staircase leading upstairs in the court yard entrance before you even get the the front door of the home. I love Toll Brothers homes.

In regards to the stucco, the vertical and horizontal strips are control joints. Typically the joints are filled with caulking.

Very beautiful house. It's very hard to find new house in San Francisco and for this size, it will cost 5mil to 10mil.

Hi Chakitis from NZ I love this home above most others though it needs more privacy and distance from neighbours. Love the openess, the cool opoxy elements, the pool, the kitchen... everything! Hope you have a great christmas! I agree with Tony we do not really have homes like this here.

(Largest and 2nd largest cities in Canada) Many foreign investors in Toronto and Vancouver are from China. However, they are purchasing New Con Condos not homes like this one. Toronto prices are more to do with the incredible economic fundamentals in the city that make for such a thriving Real Estate market

We just bought Toll Brothers in San Diego - everything is an upgrade. Bare bones for Americas luxury home builder. Just to have standard medicine cabinets is over $1k. Great floor plans tho!

You are asking about the contrast lines in the stucco, those are Control Joints, to help with cracking in the stucco, they are not really for decoration, but for purpose, but good designers make them part of the asthetic of the structure, and they essentially become decorative in look.
I would never live in a house like this! Those windows would make me feel too vulnerable. I would only buy a house like this to throw all kinds of parties and cookouts at, but considering how close they are to the other neighbors houses I wouldn't even buy it. This kind of house would probably be more fit for a single man who likes do date....a lot.

I know a few things about houses and home construction. In fact , I have built many.
I have watched many realtor videos on new construction and NO ONE does a better job at showing a home via video then Chakits.
Most have no sense of flow and focus too much on a fixture or decorative item in the home instead of the actual home and construction.
With a consumer, now more then ever using media platforms, a great realtor needs to know how to show a new home to the buyers eyes to see their dream ,as if they were walking through the home themselves.
From the hundreds of relators across the USA and Canada that I have viewed, ( even the swanky ones miss the mark ) the one that always excels at capturing this beautifully is Chakits .

Love the flooring on the first floor. I think it's fine to run the flooring that way because the space is so large. Otherwise, I would agree that it should run the same way as the kitchen island.

I love this home but I've said it before you give the base price and say this is an upgrade so is this. Please tell us the as is price of the home you are showing everything included. Thanks love your videos
Nobody knows what the total price will be. The average person will only spend about 30% of the base price.
I walked thru these homes in September. They are fantastic. But remember that Toll Brothers pulls out all the stops with these decorated models. They usually include items that are not even available to order as an upgrade. Don't ask me why they do that. But when you enter the model, there is a placard on the wall that details what is standard, what are options, and what is not available. So it is often not possible to duplicate their model homes. Now when the development sells out, they will sell these model homes and you can pay their asking price then. But there's no way of knowing how much that might be. All depends on market conditions at the time. I would guess this model will go for well over $2M. When Chakits says upgrades are 20% to 30%, what he means is this is what Toll Brothers says the average purchaser who orders a home generally spends on upgrades over the base price. That doesn't mean that what you're seeing in the decorated model home is 20% to 30% over the base price. Far from it.

Typically wood flooring (planking, strip flooring etc) is laid perpindicular to the floor joists for best flooring support and this determins the direction of the finished boards.

Yeah. Knowing the price for the home as it is right now with all the upgrades would be nice. Neighbors are just waaaaay to close though. Need a fence ,partial fence, glass something between.

After watching this video I went to go look at this model today. It's very nice but the Arnight model next door to it is even better believe it or not. There is a security gate, Casita and a spiral staircase leading upstairs in the court yard entrance before you even get the the front door of the home. I love Toll Brothers homes.
