Sellers expectations need to change. We are in a different market now. However, this can take time. When it comes to pricing its not so black and white. What I am seeing is that homes that are priced at the market value are selling faster than the average and some are receiving multiple offers. Buyers are not paying over the asking. Affordability still remains an issue.
This most definitely is not a buyers market and will most likely won't be until the average wage and afford the average home. Canadians seeing "homes" as an investments is honestly disappointing, wasting large amount of our income towards maintaining this bubble is unrealistic and will come crashing down. People will look for who to blame and realtors will most likely be in the cross hair, amongst others.
Buying up condo units for investment purposes is disappointing, they should increase the vacancy tax to further push out this practice. They builders shouldn't have to pay the government excessive amounts just to start up a new project. Many things need to change but i doubt that will happen so long as we have a culture of investing in homes rather than anything else.

But unfortunately in the recent years many people look at buying a home only from the perspective of investment. I don’t think we get to have a say in what everyone should invest in. Everyone has a choice to do what they want to do with their income. To make a change it starts from within. Blaming is all what everyone wants to do. It’s the easiest thing to do. Because no one wants to admit their part in this.
