  • From watching enormous trees being chopped down near my house to new 2.69 M baht houses going up, I go for a short drive around Khon Kaen and visit a few places I have never been to before.

    Home sweet home, we have 2 homes there the corner building on the main road (it will be torn down because its old) and the main with the car dealer. We miss it a lot and it was great to see, we will be back in 2025 :)

    Crazy chancer prices…that would buy a hell of a lot of good chanote land out in the boonies…love the wind-powered water pump: Thai ingenuity at work!

      Totally agree. Waaaay too high. It is about 15 minutes from KK centre but I live about 5 kms from KK and houses on my estate are much cheaper! As for that wind-powered water pump, yeah! Super-cool thing. I love how Thais repurpose everything possible. The west should take note! Thanks for sharing, Den.

    10.000 is the rent per month, yes. Might seems reasonable (maybe a little too much), but 3.55 mill for it, is not going to happen. That was somewhat extreme for that townhouse, unless we have missed something, like the bathroom sink is made of gold. Seems more value for money the other ones, at 2.69 mill. Those will sell, I believe. Small yes, but I think you will get a better idea of them when they are closer to finished. The size may lie a bit, before you see the finished product. Been there, done that. Those abandoned buildings, yes, Thailand has quite some of those. Amazing how that happens, they all have their unique story I guess. Loved the doggies too. I have always loved dogs, it`s a shame Thailand has so many stray ones. They should much more often get their forever home, and be taken well care of. Then we would avoid the aggressive kind pack of dogs we may see sometimes. Thanks Den, looking forward to the next one 😊😊

      Hi, Sarlina. Yeah, couldn't agree more. Maybe the 10k is OK (still high for me as it is about 15 minutes to town), but not that bad. The purchase price is shocking! Maybe the sinks are indeed made of gold haha. As for the 2.69 ones, I think they are expensive but prices have simply gone up and they probably will sell. I will return in a few months and see how they are shaping up! There will be more dogs in the new video (coming in a few hours... uploading to 4k as we speak). This is a sadder part of Thailand though (you will see what I mean). A few interesting things for you to watch with your coffee too! Take care and have a great day, Den.

    Hi Dennis. It´s like that now. Landprices are high as well as construction. Houses are getting smaller and more expensive. I guess you got a great deal on yours a few years back and not follow the real estate market since than. I wanted to buy in the city of Khon Kaen and was also surpriced that 400sqm of land can cost you from 2-4 million baht. Even the 100sqm house that i rent now is for sale for 3.5 million. For a million less i got now 1200sqm of land and a 150sqm house just 15-20min from the city.

      Thanks for sharing. Very interesting and I agree that prices have skyrocketed recently with houses going up everywhere. I haven't really taken that much notice over the past few years. I will return to those houses in a few months to see how they are coming along. Cheers, Den.

    Hi Ken when your video started my blood pressure started heading skywards . My issue was not electric chain swords but Electric metal cutters . Since this Thai family I live with hit the jackpot they have be building. So for the last 12 months this Electric metal cutter has been very hard at work ..in the process "Driving me Mad" to stay polite on the verbals front. The noise this thing makes breaks the decibels record, typical Thai start 07am until 18:00 7 days a week . Please put on warning on you next video if you are going to do that with chain swords. I flew to the beach, listing to all the Russian was more peaceful. Those houses a not worth it, get that alot, a the moments . I

    Been a property boom/speculation around KK in the last 5/10 years. Everyone wants to get rich. But if you drive out into the Provence you can get lots of good deals for land. We are up in Phu Wieng. It says plot A1 31.1 sq meters sell 3,550,000 baht rent 10,000 baht per month, contact the numbers.

      Yeah, buildings going up everywhere! The smallest plot of land seems to be in the process of being flattened for a house. Love Phu Wiang... lovely little town and I like the national park too! I visit often! I agree that you are better off moving just outside KK nowadays as you will get a lot more for your money. Fortunately I bought mine 12 years ago and it was cheap. Happy to get most of the sign right! Thanks for sharing, Den.

    The gf works for national parks and says commercial chainsaws are actually controlled devices due to so much illegal logging ...

    Big thanks for the video and great to see you out and about again. Have the same construction style going on in Japan now where they tear down the old houses and put two or three of the same smaller houses on the old lot. Much cheaper but the downside is that areas here are losing their character with these smaller houses that rate zero on design and usually have no gardens. Some people call them lego houses as they are pre-fab with the basic structure up in a week or so.

    Think id prefer a 1 bed condo in the city centre for 2.69 million baht tbh.

      I totally agree... or at least a small house surrounded by other houses and life nearer the city! Not a big fan of isolation really. And being in KK you can escape the city and hit rural Thailand for a day out if you want anyway! Cheers, Den.

    Yeah you got it right, 10,000/month or 3.5 mil. That means if you bought that you'd break even after 30 years of rental income. That's way overpriced is it not?

      Yay! I got it right haha... agree that it is massively overpriced to be honest. If right in the centre of town then sure. But not 15-20 mins outside the city. Not for me anyway. Thanks for sharing, Den.

    Yep way too expensive. I would hold off on those because they will be cheaper in 12 months once they remain unsold.

    Those buildings in the process of being constructed look extremely poorly engineered and the standard of workmanship and materials used are rock bottom terrible anyone who buys them at that price are in for a world of hurt and wasted money, normal procedure is to default on the loan and let the bank repossess and sit on it forever, amazing Thailand
