So just to clarify. It's not so much the rental arbitrage that you don't like, it's the taking on so much debt that you think is dumb?
I'm currently researching rental arbitrage but glad i saw your video so i can also look into the negatives of it too.

It's both. Taking ono debt to do rental arbitrage is extra dumb, but in 90% of cases rental arbitrage itself is dumb because its a lot of risk, not great cash flow, and you could likely get the same cash flow with zero risk by just going for the management fee model.
