2023's Most Costly Building Mistake…

Venture with us into the heart of Melbourne as we step onto a job site with 9 units rapidly approaching its lockup stage. For those unfamiliar, the lockup stage, as defined by Consumer Affairs Victoria "External wall cladding and roof covering are fixed, the flooring is laid and external doors and windows are installed".
While our main task was to validate the adherence to engineering and working drawings, what we unearthed was far from compliant. From spot-fixed tiles in the bathroom-a glaring breach of Australian standards and an evident safety concern-to roofing installation that completely strays from established standards, this project was riddled with shortcuts.
To shed more light on these pressing issues, I've brought in an industry expert, Mr. Russel Kirkwood, a Forensic Plumbing Assessor at Metropolis Solutions Pty Ltd and co-founder of Dambuster, his insights are invaluable. Dive into this episode as we navigate through what could be the most costly rectification job of 2023, estimated at over a staggering $200,000.
Beware homeowners and builders: shortcuts may lead to immediate progress but will inevitably come with a hefty price tag. This particular builder is staking a solid claim for the unfortunate title of 'Worst Builder of 2023'. Join us for this alarming revelation.

Most of the buildings i see on this channel are insanely or almost ludicrously complex in the design, relying on a very specific range of products, plastic flashing, angles, box guttering, silly parapets and then caulking and spray foam. Whilst as you say, keep it simple like a standard roof that overhangs walls!!! Shock horror.

I'm a very 20th Century kind of guy and I remember about 20 years ago when modern homes started appearing with this very strange designs involving flat roofs and lots of composite materials. These are homes that look great on paper but are a complete nightmare in practice. There are too many variables in terms of the immediate build and also in terms of long term maintenance. Wood frame, brick walls, corrugated iron roof. Tried and tested.

I got myself a house from the 30's for dirt cheap. Its a square 2 story house made of red bricks and a simple roof with 2 sides with (I assume) 45 degree angle drop off. The roof is newer as it was replaced in the 60's but it was made with asbestos so it still stands strong.
It certainly has its disadvantages being from the 30's but everthing is still top tier quality.
I do envy seeing people from the US with all their woodframed bathrooms etc. I really want to renovate my bathroom but it was made to last. Walls are all bricks/mortar so its REALLY hard work to tear down

Yeah im curious what the end result is here too. Ideally the builder rectifies all issues however Im guessing more likely nothing is done and the build stops. Its then up to the home owner to seek legal action against the builder to claim damages.... which of course won't happen due to high legal fees. So end result, builder walks away with no recourse and just does this again in the next job... rinse and repeat.

Silicone is the worst thing ever invented. My house was built in 1972 and does not have a single ounce of silicone anywhere and yet all wet areas are completely waterproof without it. All it did was allow tradesman to do dodgy, slap-happy jobs and run around afterward with a ‘quick fix’ adding silicone to hide and cover up all their errors.
The entire thing is absolutely heartbreaking. Building a house in 2023 is a minefield. How on earth do you ever get all these issues fixed, and every day you lived there you would be reminded of the court battle required to fix it, as builders like this aren’t going to fix a single screw without a fight.

Lawyers, judges, mediators, and others in the broken and or corrupt legal system will drag it out to get what they can out of it first.
Theres many that are mates, and do buddy deals, will ignore or conceal facts, even outright lie, under oath, and don’t give a toss. So to even try to get some remedy, the poor owner will have to go through all that crap first.
Only then, if the owner has poured a tonne of money into paying those parasites, might they get some for of remedy, but you can be assured it won’t match what money, time, effort, and harm they’ve suffered, even if there’s a so called “win”.

You've hit the nail on the head. Our justice system is an industry that profits from all involved so particularly in construction law there are no guilty or not guilty parties, just a cost/benefit outcome all involved need to consider. An owner I know went to VCAT against the builder for major defects. Was awarded $96K in damages, but the legal fee the owner paid was $140K which they will never get back. Is that fair? Royal Commission into this industry I say.

    • @InJusticeAustralia
      @InJusticeAustralia ปีที่แล้ว

@@harrydautovic9759Unfortunately, even a RC is likely not going to make any, or very little, positive changes.
For if you know the process of, and reasons for, a RC, you will learn that (from my understanding and I’ve submitted to 2, and done quite a lot of research into them, and got to speak with one commissioner of the two- about some heinous crimes being committed against disabled people, with the full knowledge of the courts, lawyers, etc)
bc they don’t actually prosecute, can’t “hear cases”, can’t revisit old cases, and can’t overturn any rulings.
Basically, imo, their focus is to be a public ear, to let the public think they’ve been heard by the so called “govt” , and to leave most thinking “something will happen”, and or, just to let the public THINK there’s a big nasty oversight body watching over that will get their talons out if something is reported.
What the RC CLAIMS to be for, though many after a RC have disputed this- is that they “make recommendations” to the so called govt, to SUGGEST changes to implement.
Same for all industries - there’s NO “oversight body” with any teeth, they do little to nothing with complaints- no matter how grievous, and may even profit handsomely from their little to no efforts. (paid by public funds I add)
I could go on for hours, even months, about the appalling things I’ve seen and first hand experienced, of the failings of these public funded agents.
The conclusion I’ve come to, is that there is NO so called (I write this after years of research into who actually owns these entities, and many are NOT owned by the people… that’s a huge rabbit hole…) “govt” (which means of and by, THE PEOPLE) that is currently “in force” (yep, add them to the list too) that , imo, and many others- that are not just “toothless tigers” just siphoning public funds (often for the PROFIT of its PRIVATE owners…) , are ineffective, negligent, among other things- and - all breach their fiduciary duties , on an epic scale.
So, in my well rounded opinion, there IS NO entity, courts especially, that act “in the best interest” (one of their go-to’s that they use so often it’s like a frekn cracked record), of anyone, but it’s own.
So anyone thinking they will get retribution, let alone FAIR AND EQUITABLE remedy, by complaining, or taking up likely any, legal battle, best be ready to “lose”, even when they “win”.
      Imo, it’s all a con.

Also, stop with the Kliploc!!! Causes soooo many issued in the future and made that solar 10% more expensive to install, for no point at all!

I'm wondering if any and if so how many of those solar panels will actually be connected to the inverters. Yah I know, but consider all the other corners they've cut?

I wouldn't want a besser block and fibro cladded home. I don't understand why people don't just stick to regular brick on the outside.

great work guys. Although what you’ve found has probably freaked the owner out, I bet they’re glad you’re onboard.
My heart goes out to all those involved that now have to drag this into a legal battle. As that’s a bloody nightmare.
As that whole system is just as broken and corrupt as these dodgy builders.

Meh I bought a 1943 build, when every man with a hammer and a will was a carpenter and every man with a trowel was a bricky if he wanted to be. Atleast Im under no misgivings about what I purchased lol

Sounds like the builder didn't know the clauses either otherwise he would be saying "No this is compliant as per AS3500.3" or whatever one is in dispute

In fairness there are a thousand different clauses, I'm learning them at the minute, would be hard to remember them off the top of your head. I want to be clear I am not defending anything in this video, it is shocking!!!

This is why I renovated my own bathrooms. The standards are straight forward. Yes it took a bit longer but I know It’s not going to cause problems

This is a fascinating show. I spent 2.5 years on a building site as a labourer. Apart from hitting my head on low set scaffolding a couple of times and rolling my ankles 2/3 times, I Loved every minute of it, it was also a real eye opener. The amount of issues and problems that happened were to many to mention. There was the 20mm out of alignment walls from top to bottom, bulging walls at butt joints. 2 weeks of rain on exposed hung gyprock, cut marks on skirting boards from the tiler who had to cut 1/2 mm from the bottom of the skirts because they were installed to low and he couldn't get his tiles in underneath. Because it was steel frame he would hit the studs and jag his machine into the skirting board. Later the silicon guy would silicon the cut marks as they were doing the corners, [this was on about 4 units]. Outside taps in a closed area where the hot water system was with no access to it. Way to many things to mention, one of my fav was the foreman asked me to quality check the painters work and sticker it. The painters were not happy. I think I was technically non-compliant. One of the other foreman was growing pumpkins on site. It would've made a great tv show so the plumber and I would often say. Great times, Sad for the homebuyers though, especially those rain soaked gyprock walls that you could literally poke a finger through.

It's insane how much building materials they wasted with this singular house.. I bet the whole district is non-compliant. These construction workers need to get their qualification and permit revoked

Hi great post as always and helps people who are building to know at least some things to look for... Like others outcomes would be great, a video of what the builder, roof plumber etc did to rectify all the issues and showing us the results you have achieved for the owners... 👍🏻👍🏻
