Your thesis is assuming that there will be continuous high demand for people moving to Dubai like in the last few years and no one leaving. But you are disregarding that higher rents and prices will have a dampening effect on demand, because Dubai is not decoupled from the world economy and salaries and financial returns in many cases won’t be sufficient to afford the home prices here. Also there are many people who try Dubai for one year and the leave again for other reasons. Considering macro it seems obvious there will be a slight market (price)correction in the next 2 years. But I understand that RE brokers need to talk their book ;)
A stabilisation in pricing will be welcomed by everyone, agreed it can't go up forever - But look at the state of UK/EU. Hence why so many people are moving to UAE. It's not for everyone but with the visions they have I know where I'd rather be. Lastly the cost of living is not as high as people think when you compare it to London living
