    22 years does not seem like a very long lifespan.

      Well roofers are signing up home owners with peel and stick and we are replacing eight years later. I have seen hot mop modified last 30 years but wouldn’t want to create false hope. A properly installed hot mop modified roof with proper roof maintenance could last a really long time.

      @@robtheroofer Thanks for the reply, I know nothing lasts forever. But the expense of cost and labor on a tile roof that is going to only last 20+ years doesn't seem to make economic sens. In this case it looks like your client has the funds to cover it and the cost or longevity isn't and issue and they absolutely must have a tile roof. Because you know as well as I do there are other materials out there with a much longer lifespan or other alternatives that would give the same performance for much less money.

      Curb appeal is everything. Not all homes look good in metal, shingle etc. Curb appeal should be a factor as well and then choice of underlayment. Today everyone looks at price skip the name of company, how long in business, body of contract and right to cost. If only we could barter at grocery stores. 😂

    Can you reuse barrel title safely? My underlayment is failing.

      Check with local building department first. If they will allow you will need to make sure tile profile and color is still available. Hip, ridge, valley and roof to wall pieces will break the easiest. Depending on how field tile is installed that could break as well. Foam in place will be a mess to clean. Nail down not as bad. If tile is screwed down process will be a little less cumbersome. Labor to remove tile, stock and reload will be costly. Hope this helps.

    Peel and stick water and ice barrier is not enough?

      Peel and stick is acceptable however it is short lived. Tile roofs got a bad rep due to 90 pound failing 15 to 18 years. Peel and stick roofs fail around the same time. Hot mop modified will outlast 90 and self adhesive options. Downside it cost more due to added labor and product cost.
