Just what I needed to watch. My husband and I are administrators of our farming business and our own properties, as well as small pensions. I am almost 46, my husband is 52. We have started saving for retirement from the farm and maybe live off rental income, I would really appreciate it if you would do a video on how to earn passive income online and retire comfortably let's say 1 million bucks.

I realized that the secret to making a million is saving for a better investment. I always tell myself you don't need that new Maserati or that vacation just yet. That mindset helped me make more money investing. For example last year I invested 80k in stocks and made about $246k,but guess what? I put it all back and traded again and now I am rounding up close to a million
I've been investing heavily during the pandemic and I've been making quite a bit of money. Passive income is great since once you've built your nest egg, the money will continue to come in passively. I am focusing on a hybrid of dividend and growth since I think that both routes are really intelligent. All credits to Zach Micah Demers my advisor
Consistency is the key to a successful investing journey as modest investments for longer periods of time will usually outperform larger investments over shorter periods. I’ll keep working with Mr Zach his ways are very defined and yields results

Yes you can, my neighbor did it in 10 years, they were both making about 90-100k a year. There first house was a dump for 30k he worked on it on his two days off. Now they are both retired in Taiwan in their late forties early fifties. They had properties in Mississippi and Florida.
I’m trying to start In California asap and retire in maybe Las Vegas or what while my properties In California bringing me in cash flow.
@vce.john1734 you could start anywhere in the US bro remember like they always say on BP you shouldn't be afraid to invest outside of your market(even internationally) as long as you do your due dilligence and make sure you study that market! Cali is insane RE costs here in Florida there's tons of new opportunities daily look in neighboring states even Nevada ain't that bad I've looked at some real estate there.
The people making tons of money always tend to buy in. No one can afford housing now

Don't forget about taxes, maintenance, repairs, tenants who don't pay, tenants who destroy things, not being able to find tenants/ extended vacancies, HOA fees, landscaping, insurance, paying the management company, etc., etc., etc. These things will really eat into your profits. You'll need to have a significant amount of cash on hand in case things don't go perfectly. You have to ask yourself; if it's so easy, why isn't everyone doing it? Proceed with caution, please.
The property management company handles like half of those complaints and they are very inexpensive. I pay 80$ to 100$ a month per property’s I own. HOA is annoying but you give a large down payment down and you can really maximize your profits. With taxes there’s many loopholes to where you don’t pay shit. Please do your own research guys. I like buying in big city because the amount of people looking to rent in the city or near the city is crazy and will pay crazy amounts
@@milli6232send me your ig, I got some question’s to ask u
Buy houses where there is no HOA I did
That’s why you pay cash
No risk, no reward. The truth is the tax benefits alone while you have a W2 and are in the building stage completely wipe out any expenses you’ll ever have. Insurance takes care of the rest. That’s what people don’t understand.

Residential real estate depends on the willingness of people to borrow for what’s typically the costliest purchase of their lives. As the Fed continually jacked up interest rates last year, the average rate on a 30-year fixed mortgage topped 7% last fall - more than double where it began 2022 - before dropping back slightly.I'm still at a crossroads deciding if to liquidate my $338k stock portfolio, what’s the best way to take advantage of this bear market?

My wife and I have $750,000 in savings and earn over $144,000 a year. Can we afford to spend $5,000 per month on housing?
I often wonder how people who have lots of money managed to save it. Sell the current home, buy another home. Renting is money thrown away. My current house payment is half (or less) of what I would pay for the same living space in rent.
I always thought the 30% rule applied to rent or mortgage payments including taxes and insurance, but not utilities. At least that's what I look at when I'm evaluating a potential tenants income. In any case, if it cuts down substantially on child care costs the move seems worth it to me. Pregnancy can be tricky and you may not be able to count on the wife's income, but it sounds like they have enough of a safety net if she can't work for awhile. However, if I were in these people's shoes I would consider not only selling their current house but offering to buy the house their relative owns. Sounds like those relatives don't really want to be in the landlord business either.
What an envious position to be in at your stage in life.....$2 mm available cash if you sell the house and rent, with roughly $7,000 mo of free cash for all other expenses......a 3% return on the free cash will pay for your total yearly rent, so you have freedom to save of spend with monthly income.

For newbies, be aware that this is a grossly oversimplified scenario. For one thing, you can't get a mortgage on an investment property without at least 25% down payment. Two, it's easy to see comps for house purchase prices, but it takes a lot of research to understand the comps on rent prices. The trick is to find a place where renting is more expensive than buying, but those places are less common because of this very type of scenario. Three, you have to remember that rent number he's using is supposed to be net income, not gross. So you have to think about costs for taxes, insurance, maintenance and vacancy when you're researching investments. All that said, real estate investing is a good tool for wealth accumulation. But it isn't foolproof.
very valuable comment
Absolutely right... easiest way probably for noobs to make a million in real estate is with a YT channel/info website.

I really like your passion Brandon, and you always explain the concepts so they are easy to digest.
You have to at first build enough capital where you can have you basic living expenses eliminated through cash flow. Get to the point where you can afford a triplex that needs some work or utilize private money lenders(not hard money lenders) to get you in the deal, utilize brrr to refi them out, and from there you are off. Keep getting a few deals in, but if you make your first deal successful with your investors they will spread the word if you ask them who they know that would be interested in 10%. From there you decide where you want to go. Also this process will be either three to six months to get the capital from your deals if you are smart with budgeting. Depending on your connections, it could take a good while before you find a distressed multi so start building your connections beforehand.

I can't think of a more innovative way to earn from the financial markets (forex/stocks/crypto) other than having a professional handle trades on ones behalf
Naomi Connor is an absolute legend. I've worked with her in the past, she's always on time with payouts, and she's very skilled and attentive to details. I 100% recommend
@@terrencegreen6270 I’m curious, does she also sell signals? How does it work?
@@charlottebenson58 She doesn't sell signals madam, she simply handles all trading operations on my behalf, and I get my payout at the end of each 7 day trading period. She's got a whole team of analysts too, her dedication and utter transparency are few of the things that have me coming back and re-investing from my monthly proceeds
Naomi Connor is an Exceptional trader, she always puts her clients first. And she always comes through with payouts on time. Herself and her team are to thank for the financial freedom I and my family now enjoy. Growing up as a foster kid, I wasn’t sure I’d make it this far in life, I owe Naomi Connor my life

It's crazy the way people get so confident when they talk about investment, How does it even work please it's kind of my first time.

Thank you for this information.
appreciate you, motives me so much more to do this strategy and get a smaller place
I learned more today than in 4 years in college! Thank you. It's never too late to learn & put to practice. Thanks so much!
Also forgot to mention that rents can increase too, if you're in an economically growing or high demand area.
Rent goes up in accordance with cost of living, and in many places it is illegal to raise rent more than that, so its not really gaining you anymore money
Well explained. Thank you.
Excellent information from this video I learned a lot and I will definitely recommend it to everyone.
You’re an amazing teacher Brandon!
Omg just loved the way this gentleman explained this stuff in such a beautiful simple way i'm gonna follow him just for dat xD
Like the vibe I get from you man
Equity is established by taking the value of the property minus the principal left on the loan and whatever's leftover is the equity

100.000 with 3% growth year over year is actually 134.391 after 10 years. Remember the growth is 3% of the value at the start of each year, not at the start of the loan. So it compounds.

Not to mention, rents go up over time. So, by the tenth year the monthly cash flow would have increased.
So does cost of living so that balances out
@@michaelsayer3691 yeah but you know what doesnt balance out? Cost of living vs stagnant wages at a regular job
@@michaelsayer3691 Ha ha
@@michaelsayer3691 You forgot that the loan is usually a fixed amount so inflation allows you to pay back the loan with devalued dollars (assuming you have raised the rent)
@@wildtill9 You will not see the 2% or even 1% returns on properties unless you put a huge down payment on it 99.9% of the time. Then you have property taxes and capital gain taxes on rental income.
Fixed mortgages get their interest in the first 5 years of the loan. On a $300k loan, paying the minimum, you're only paying off like 20k of your principle. A lot of people use real estate ventures for cash flow, but it's not a get rich quick scheme
I heard many rich people say how they got rich from property investing. Now I watched this video and it’s the coolest thing ever! I will become a property investor now as a side hobby from also being a commercial pilot (dream job) and will be rich. I have the mindset
Thank you for your time
Depends on a number of things. What interest your paying the back. Whether its interest and Principal or just interest only. What period of time the loan has been taken over, How much tax you have to pay the IRS, The bank wants to see how much your income is to support the repayments, If you borrow the deposit from the equity of another house, Revolving credit for example, you have to pay the interest on that as well as the interest and principal payments on the next rental. So your income from rentals may be NEGATIVE, meaning you owe more than what you get in every month. Also at the moment house prices are high but they are either coming down or static so no capital gain. Then you have to get tenants in .. Many tenants never look after the place. Lots of things to consider.
Absolutely. This video is too simplistic. He adds cash flow to the value of the home as your net worth. NO! Cash flow is to pay back the loan, property insurance, property taxes, rental income taxes, maintenance, possibly some utilities such as trash or water. My landlord pays for all that.. You are not gonna keep the whole cash flow in your pocket. And the unit will not be rented 100% of the time all the time. Gotta account for that too.
@@SabrinaDacostathe “cash flow” he’s talking about is after expenses
@@SabrinaDacosta1:32 listen very carefully, my friend. He literally says PROFIT... income MINUS expenses 🫡
Managing money is different from accumulating wealth, and the lack of investment education in schools may explain why people struggle to maintain their financial gains. The examples you provided are relevant, and I personally benefited from the market crisis, as I embrace challenging times while others tend to avoid them. Well, at least my advisor does too, jokingly.
Investors should exercise caution with their exposure and exercise caution when considering new investments, particularly during periods of inflation. It is advisable to seek guidance from a professional or trusted advisor in order to navigate this recession and achieve potential high yields.
